Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Yep, my loan was submitted to underwriting on 09/28 which was two weeks ago...I got a phone call from State Farm who does my auto and home insurance about Loan Cabin contacting them on 10/01 to verify home insurance.

15 year 2.25 % , 2000 credits from better.com for a house refinance in MA state . I chose it against 2.125 , no credits .

Adding as a datapoint . anyone know of better rate for house refinance in MA , can you please share .

Loan Cabin was able to waive appraisal for my house in CA using Fannie Mae system. But Better uses the same system and said my house was not qualified for appraisal waiver. Is it even possible? Anybody has experience with this? Thanks!

You seem pretty fortunate with LC. I locked on 7/19 with Bob and my current status "Sent to Processing" shows 10/7. Bob told me that the website status is not accurate and that I'm actually in underwriting (he said this 2 weeks ago). Hard to know if he is telling the truth or if he even knows the correct status. I'm hoping all this hassle will end well.

Open minded for more advice. about to possibly lock in with seacoast in California. However I finally realize I could get conventional loan as well. (DUH!)
Might go Seacoast 2.25% 30 yr va irrl, however, wonder if there's better. from balance of 306500 to 313K which includes the crazy property tax and insurance.
Locked it, but not definite yet...

Advice? I will give thumbs up.

I had the same experience with Better (house in Southern California). For whatever reason they don't waive appraisals, instead they will refund it then you close with them. Ended up with Loan Cabin anyways...

I got a property inspection waiver PIW from Better, but I still had to pay a refundable $550 appraisal deposit to lock, so I could get to the Processing Expert. Matches with the Processing Expert are easy. I'm not able to get matches with the Mortgage Expert loan officer.

With delay in closing have you all considered higher interest payment for current lender with overall cost? What I mean by that you have to make mortgage payments at higher interest to current lender until refinance loan closes. Or is the higher interest payments small amount?

LD is also slow in closing. I locked with LD on 8/14. LC came with better offer of $400 more in credit than LD 20 days later. Didn't proceed with LC. Now I am close to 60 days with LD, they cancelled closing last week and it is planned to close next week. With so much delay by LC and LD, I might have gone with IM or Owning to close early.

Where did you get the LE for better to match 2.5% at 4999?

This thread has been super helpful. I'd like share my experience for the benefit of others.

Locked with LoanDepot locked 30 yr 2.25% with $3900 in lender credits. LTV 80, appraisal waived, title fees and taxes as part of closing costs. Please note they charge $1600 in origination fee.

Closing next week.

I think the question you're asking really depends on what rates Owning and Interactive Mortgage were giving which depends on certain variables.

1. Owning offered me 2.5% but I'd have to fork 2K in closing costs since my LTV is 74%, it's only "no cost" if it's an LTV of 50% or lower is what they told me over the phone so I moved on.
2. Interactive Mortgage offered me 2.5% at no cost compared to 2.49% no cost from Loan Cabin, at the time I already signed all the documents and was down the rabbit hole with Loan Cabin so I didn't feel like switching. IM could not offer me 2.375% which some folks here got since my LTV is too high so I decided to stay with LC.
