Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

rates for conventional high balance are typically higher than regular less than 510k conventional loans?

Has anyone actually ever received a float down from loancabin?
I'm still at 2.625 (in CA) even though according to their website I should be eligible for 2.375. - how accurate is their online rate?
I've got 77 ltv, 27 dti, 730+ credit.. I thought those #s are pretty good!

Lenderfi is refinancing my first mortgage and subordinating my second. It affected my CLTV and bumped me from 2.625 to 2.75 /30 year unfortunately for my situation.

I think depending on who your heloc is with it could impact if they want to do the subordination. Some of the big banks can take a long time. The 0 balance isn't what goes into the CLTV calculation, I believe it's the full credit line amount.

I thought someone did post here a couple of weeks ago about getting a float down.

You should definitely be eligible, but they don't offer you a float down until you're around 10 days from closing. The challenge is getting to that point.

Their website rates can be a little glitchy at times but are generally accurate in my experience.

Owning definitely won't let you subordinate. Owning handled the closing of my HELOC and it just took another signature on a single page during closing (although this seemed to delay my closing process with Owning for some reason).

Locked today with LenderFi in VA after using LoanCabin screenshot to shop around. 2.5% rate/APR for 30-year with $2600 lender credit to offset all closing costs (A+B+C=$1k, D=$1.6k, Loan Amount ~ $450k, 65% LTV). Best I could manage vs my goal at 2.375 in VA since LoanCabin not licensed in VA to get their 2.25% 0 point rate, and Dave P at Bayshore was 2.5% at 0 points or 2.75% with a similar lender credit to cover closing costs.

I'd be stoked to get that deal- seems good to me!

One thing I never thought of before - loan amount. Mine is under 300k, I wonder if that's why my rate isn't the best.

Trying to aggressively refinance. I closed a week ago and my loan funded Tuesday. I locked in Thursday for a new loan. They are asking for a mortgage statement and none exist yet. I tried to send a first payment letter but they want something else. I reached out and asked what they need but was curious if anyone has run into that issue and what you did.

Who is asking? Since you wont have a statement for probably 7-15 days I'd supply the 3 page closing disclosures to the Title Company who can send that to the Lender.


In my aggressive refinances CD, First Payment Letter or a Statement (TMS was available in 6 days) were enough.

Does aggressively refinance mean multiple refinances back to back? Is the point of that to bank the money that you would normally be making your mortgage payment with? Just curious what it means exactly and what the benefit is. Also, if that's the case- what do you think the record is for number of refis back to back?

Better.com asked. They rejected my first payment letter. I'll try sending the Closing Disclosure

Yes, I see it as doing them back to back to bank some money. In my case, I hadn't planned on doing it, but I could not pass up a better rate and it came along the day after my loan funded.

Submitted the app with Interactive Mortgage yesterday and was able to secure 1.99% for a 15 year. I'll have to close my HELOC but, not a big deal. I'm planning on establishing another as soon as we close.

I would have done 5 in the last 12 months but my current with LD hasent funded yet so cant count that one done yet.



I've done them in succession and the last 3 were back to back to back and in each case I dropped my rate plus got additional credit (A+B+C+E - J Lender credit) that netted in my favor. My rule of thumb is that if I am making more than $2000 I'll pursue the refinance.


I jumped on the Amex/Better deal as a reader early this year but did not understand it correctly else I'd have done at least 1 more refi with Better as the $2500 from Amex alone would have been enough for a no cost refi almost every time despite other costs.


I think i read that one user (Harry?) was on his 5th credit with this so he might have a good record Smilie. I would have been on my 6th refi if it wasnt for a lot of my own deed and title change delays...
