Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

When I locked in Mid Oct, thinking to beat the Dec1 deadline; LD said it is already baked in the quote.

I refi'd with Better in February and am looking into refi'ing again. Can someone give the low down on Loan Cabin? I assume they are a broker. Are they recommended due to rates or closing costs? Is the online portal pretty good for things like submitting docs and seeing a timeline for the closing?

7/30 - First Contact from Loan Officer
7/31 - Received LE - Requested Lock
8/3 - Received Locked LE Confirmation
9/4 - Loan moved to Underwriting
11/9 - Received Initial Underwriting Approval (44 business days in Underwriting)

It was my loan processor. I have been emailing a couple times this past week since it was approaching 45 business days to let them know I uploaded my next bunch of pay stubs, bank statements, and proof of my 4th quarter property tax payment.

In addition, I asked about the one-time float down. She told me she would apply for one (doesn't mean I'll get one). She said once a rate is received from the secondary desk ( I assume that means if I get a float-down), I have to close within 15 days. I'm good with that! Applause

That is difficult to answer as everyone's scenario is different and people could choose to go up or down the rate chart depending on their needs.

Your number's seem CRAZY high to me if you have an average loan amount (300K-500K) and are an average borrower (good credit, <80% LTV, etc.) getting the standard refinancing. I do not want to assume anything about your loan amount, credit scores so you'd have to provide us some more information.

Typically points are paid if you are trying to go down the rate chart. For example, today, you can get 2.625% fixed for 30-year across the board but depending on how many points you are willing to pay upfront you could go down to 2.375% or lower.

Also others will give you the same advice. Shop around and get Loan Estimates from multiple lenders so you have something to compare. If you only get one quote, you will have no idea if it's good or bad compared to other lenders for your scenario.

thank you. it's a complicated refi i guess. rolls in a first loan and heloc wish classes it as a cash out refi. i was wrong the 10k is to buy points which i don't get as the rate isn't that good but i have high ficos.

If you are saying the HELOC part is complicated it shouldn't be and if you are cashing out to pay off the HELOC; it shouldn't be complicated either.



Again, there are a lot of variables that will differ but you generally pay .125% to .25% higher for Cashout and others have quoted 2.5%-2.75% with Cashout in the past to give you reference as long as you still have LTV requirements that are met.

I do not recommend Loan Depot. They required I do a hard credit pull in order to get a quote, then it was MUCH higher than other ones. Like 0.375 higher. This is LTV below 50%, conforming, no cash out, credit scores above 800, etc.

I was not happy with the experience.

before i burn a credit inquiry. can anyone inform me of the latest quotes being given:
my current loan:
California property.
296K loan
500K value
credit score + 780
currently 2.625% apr 30 yr

i wanted to get an idea if i can even improve on my current rate. have an application w loan cabin (but waiting to hit send/use a credit inquiry)

Make sure you are working with a "Licensed Lending Officer" at LD. If you are working with a "Loan Consultant" at a local office, their pricing is very, very bad.

Even if you're working with a Licensed Lending Officer, I'll admit that LD's initial quotes aren't great. Where they shine is in beating other offers. If you can find a good competing offer elsewhere, then this could wind up being worth your while. If Loan Cabin operates in your state, the best strategy these days is to get an LE from LC and ask LD to beat it.
