Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Loan Cabin doesn't do a hard credit pull until you lock a rate with them. So feel free to submit the application and see what pricing you get back.

My guess is that you can get an offer for a 2.5% 30-year at no cost. Lower than that is possible but would be tougher with rates moving up today, and the fact that your loan size is below $300k.

I just closed a refi on a home in NJ through David Pressel, mentioned numerous times in this thread, at BSMFFunding.

The home is a second home in NJ. I refinanced at 2.5% for the current loan balance of $380K. David was helpful in suggesting a property value be listed on my paperwork at under $1 million in order to avoid an appraisal (something I didn't want due to COVID concerns), although he was clear that such a valuation would not insure no inspection, he thought it was more likely to be inspected if I listed the value over $1 million. There was no inspection.

He also provided good guidance in not listing my income (I'm an attorney in private practice) to avoid accounting questions - David said my accountant would spend time (and money) answering questions and that my wife's salary was more than sufficient to get the loan.

David was right on all points - readily available by phone and email, always quick to respond, and I was able to close 32 days after my initial application.

The process with him was a breeze and if you pass on checking out his services, you are either making a mistake or have a family member in the business (and perhaps both).

Here is my experience, I contacted David from bayshore and submitted the refinance application on September 30, David contacted after a week and requested the documents, the rate promised was 2.625 at no costs for 30 years
349 k.loan, ltv 75%
David gave updates frequently and responded to my texts promptly

The loan was submitted to underwriting on 10-23 and got approved 10_30

I requested him to provide 2.5 coz that was what the rates around September last week, David was able to lower the rate and scheduled closing this week

My previous lender found about this closing and matched it
He requested that he will lose his commission if I don't have a loan for atleast 4 months
So I decided to move with my previous lender

I submitted with loan cabin too who gave 2.75 % for 30 years with 3k credits, but they were super slow , so I didn't go with them

Take a look at Interactive Mortgage. I locked with them a few weeks back at 2.5% 0 cost and was told they close within about 45 days. I just looked at their website and they're still offering that rate, or 2.25% for 15 years. Someone posted recently that they got 1.99% for 15 years from Interactive even though the website says 2.25%.

I wanted to save 0.5% charge which is going to kick in from December 1. I had done my refinance-closing end of August. I thought 6-7 weeks would be good to close before deadline. But when I contacted LD (also Owning) around Mid October, they said rates which are being offered already have that component as part of pricing. I saw one poster said he/she was able to ask for refund because they closed early.

I know someone got 1.875 (15 years) paying 1 pt, from Owning for 300k+ loan a week ago. But again situations are different for each case; LTV, FICO, loan amount, Zip code are variables.

What is double lock? locking with two vendors and price matching, or asking for different rate after locking with same vendor?

Are there any good option comparable to BSM or LC for NY? Both of those are not licensed in NY.
I am currently locked in with Better at 2.5% but I have to pay a lot of closing cost (A+B+C =~ 1 point)

Why do you want to use them? BOA is a primary lender and their interest rates has not dropped much. Secondary lenders like LC, LD, IM have the best rates.
