Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Just stumbled onto this thread... what a treasure, thank you all! Any recommendations on who to start with for a re-fi on a co-op in NYC? So far loan cabin and loan depot seem to be popular here, but neither is licensed in NY! Obviously will compare and research, just looking for advice to focus my effort first!

I just closed on a 15 year conventional loan with Loanlock.com, a direct lender. This was the second refi I've done with them in the past 9 months and both went without a hitch if you have the proper documentation they ask for.


Rate - 2.5%
APR - 2.572%
Term (years) - 15 year
Loan Amount - $453k
Appraisal Amount - $770k
Closing Costs - $2335 (origination fee plus 3rd party fees (title, etc); 0 points (excludes prepaid taxes and insurance and escrow)
Lender Credit - $2460 (applied to lender and 3rd party costs offsetting the $2335 in fees).
Location - CA

They've always had the best rates and fees/credit both times I refinanced. They give a 60 day lock period and I was also able to float down when the rates dropped from when I first applied to when I neared my loan signing. Floated down from 2.625 down to 2.5 when rates went down. I worked with Jason Vargas as my loan officer.

A couple associates are in the process of refi. One with a condo and one with an sfr.
On a staright refi of 180k, no equity take out, 2.375 on a 15 year fixed term and no points. LTV of about 50%
The other is a 400k refi with 80k equity takeout @ 2.875 for 30 years and .5 points cost. LTV of about 50%

Just signed a contract to buy a new home in a new community (builder built, I can only customize a couple things like flooring, cabinets, et.). House will be built by December. Can I somehow lock-in the low rates now and use that to buy the house when the house is ready to close?

I am in CA, excellent credit score, and LTV will be around 60%. It will be regular conventional loan (loan amount around 300K).

Great rates. My question is would it be smarter to go with one of the slightly higher rates which have lower lender fees and total costs than the lowest rate? The monthly payments are around $11 higher per month. Like these two:

I get that rates are good but housing prices have gone nuts in my area. I live in Auburn Al and multiple houses I like have gone up 70-100k in 2-4 years. At some point this madness has to stop, its massively outpacing the CPI.
