Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

That is extremely high. You can shop around for your own title company and tell Watermark who you want to use. I believe this is national, but this may be state by state.

I applied last Thursday afternoon and a loan officer called me that evening with a loan offer and sent me a loan estimate. I actually locked with him that night.

Was the actual rate you received better than what showed on their site? The rate quote is not particularly impressive for me.

I honestly don't remember getting a quote until he told me one on the phone. I did not expect to get 2.625 as I went in asking about 2.75.

Finally I got 2 LE's today.

I guess I was too fast to send the first one from HighTechLending to Better.

First one was from HighTechLending is 2.25% on a 15 year refinance with (A+B+C=D) = ($995+$530+$1698=$3223) with $464 in lender credits. Did not lock with them. Submitted application Monday morning and they got back this afternoon. 2.375% has a slightly higher lender credit at around $1400.

Around the same time or a little later I received the LE from WM. But this was only after locking with them yesterday. Otherwise they refuse to provide a LE. Application was submitted Monday morning after calling the number on their website. Very quick and responsive. I would say the best of the lot. Their rate is also very competitive or I would say the best from what I have seen so far.

Second one from WM is also 2.25% on a 15 year refinance with (A+B+C=D) = ($1499+$954+$1411=$3864) with $1501 in lender credits. I then had to email this LE estimate as well to Better.

On 7/20 I received a LE from WM prior to locking without including the lender credit. This is what I had submitted on 7/20 to Better mentioning they are also giving a $1501 lender credit. But he wanted the LE to include that as well to match/beat. Since then I have sent couple of emails and also the above 2 LE's today. No response. Also tried calling them. But could not reach him or anyone from his team. So, just have to wait to see what they come back with.

I reached out to loan depot and loan cabin but they weren't offering jumbo loans at this time. Anyone able to find a decent jumbo loan? I'm refinancing in maryland. Thanks!

Figured I asked again in case nobody saw it before. Any of these lenders have an option to 'recast' the loan?

I have my 95% paid off home on the market, but will most likely have a few weeks of overlap on a new property. I may need to take an initial 200K mortgage (50% LTV) but will want pay off about 150K after the second closing - hence the option to recast the mortgage.

Other strategies though?
