Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I still have no idea how people are getting such good offers. I just got off the phone with loan Depot. They quoted me for a 30 year at 2.75% with $5k in fees and offered no credits at all. I have 800+ credit so that's not the issue. This is for 65% LTV.

Don't stick with just one lender. Look at the other lenders that people have discussed here and apply in more places if you are not getting the good rate. Loan amount matters as well. Larger lender credit for larger loan amounts. Loan amounts less than 200K will likely not have such large lender credit.

I got a LE from another lender and sent it to Loan Depot. He was saying the rates he could give me (not good) and I just stopped him and told him what I had and asked him if he could beat it. He asked me to email the LE. A half hour later they sent me a new estimate. Perhaps that would work in your situation?

I applied to both WM and LC last week as well but can't get them to respond. Loan is for 250k so I don't think it's that. The guy from LD is supposed to send me some information. Maybe he'll get more competitive in his email since I didn't bite on the phone.

There are so many variables that go into underwriting so who knows. Speaking for myself and based on past experience, it's a combination of low LTV (30%), debt to income (15%), and location (CA) in addition to good credit. But again could just be day of the week and the individual banker who gets you the best deal.

I haven't heard back from either LD or LC so it's not just you.

Sounds like we're in a very similar situation - NorCal, $545k, 39% LTV with waived escrow - LoanCabin locked 2.75% with a $2k credit and no origination fees on a 30 year. My LE was generated and rate locked 14 days ago, so YMMV based on current movement - and I'd love to hear if they come back to you with something better!

I just locked my rate with Lone Cabin.

30 year fixed, 2.625%
A = $0
B = $0 (Appraisal waived)
C= $3000 (I can shop for Title and bring this down to $1600 easily)
Lender Credit = $2700
LTV=60%
Loan Amount =~ 300K

Like the Lone Cabin, they took 5 business days to respond with LE, but they have no-nonsense approach. WM in the same ballpark, but they have $1500 origination fees. Oh Better rejected my PM request outright and I moved on

I closed a refinance with Better last month and actually had two home appraisals done (one by local lender and other by Better). I paid for the appraisal by local lender. Better waived it as part of AMEX deal.

Trying to do it again with Better, and noticed this time they are asking to pay upfront $550 and they will refund me that amount after the closing. This is new to me. Did something change recently with AMEX deal?
Also, Better did the appraisal last month. I wonder why they are asking again for the same home.
Can't they use the last month appraisal?

Since they dont own the Loan and have to follow Fannie/Freddy rules. If you qualify for an appraisal wavier you'll get it and the $550 wont be on the LE or might be as credit. With Amex it might be waived or be refunded. Even if it was 1 week back and Fannie rules made it ineligible then they'd have to get it.

Of the 12 or so places I applied I am waived for all of them either upfront or after application.

The amex tagging gets dropped when you go for the 2nd dip. that is why the system is not seeing your account as Amex account. You have to ask your LO to add it back. Suggest you wait until PM is complete to request that. You should be able to ignore that task and complete all other tasks and then let your LO know about it. If you proceed you will also see that the appraisal waiver will show up as another task. So in case you were non-Amex then you would give CC info, then see the waiver and then either not get charged or get a refund.
If you wanted Amex tagging to be in there for the second dip you likely should have clicked through before logging in so that it gets reflected for the new one as well. If you already did that there still might be an issue at their end that it is not detecting it correctly.

Thank, that might be the case. I don't know why I never get the appraisal waiver. Last time in June, it was the same problem and the actual value came up 30K more than I actually put in my application.
I thought the last appraisal will get me the waiver this time.

For LC, contact [email protected]. I just did and was on the phone with them within the hour. Expect my LE later today. Seems to be the magic hotline email address. ​

Thanks. it may be the case though I used a different email. Better PMed with WM and I decided to go with them again (taking into consideration of AMEX credit). However, the LO is asking me to provide the CC and lock the rate so that he can tag me with AMEX deal.

initially I put my SO as the co borrower and as the rates did not change much, I deleted that loan application and created a new loan application with the same account. I am wondering if that would be the issue.
