Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I thought the last appraisal will get me the waiver this time.

Don't know your case specifically but in TX for a cashout refi it is mandatory to have an appraisal. Ie. It's never waivered.

Mine is no cashout refi. I asked the LO about this and he says this might be an issue with my current lender not reporting correctly to Fannie Mae, though it did not make any sense to me.

Just did the homepage quote on loancabin, 30 year 470K CA LTV<50% refi and it is showing 2.25% 1 point.

Could it really be this good, or an error? Specifically, 2.25% / 2.312% APR.

My experience with LoanCabin was the rate was exactly what it said. You do need to put in a 60 day lock and enter the other numbers correctly.

Update on my loan-
Still working with Better, still no communication. I asked them 5 days ago to change over to Radian and no responses whether they have or not. No other progress on the loan that I can see.

Tried a few other companies.

Loan Depot could not offer me anything decent and didn't ask me to match or anything.
No response back from Yanahi from Caliber in over 24 hrs.

LenderFi came back to me with interesting numbers. They were my current rate of 2.625 but A-C was like 1800 as opposed to the 1500 credit from Loan Cabin. That was unappealing, but he mentioned that they don't lock your rate, and if I stayed with them and waited for a 45 day (further along) or a 30 day, the rates would get much better... actually improving by 1000s of dollars and better than Loan Cabin's numbers (but still not as good as Better). He even suggested I open up two applications with LenderFi and another company, and proceed with both. Given they'd have to improve by $4000 to catch up to Better and I had nothing in writing, I declined.

At first glance, this appears to be LenderFi's attempt at gaining business without putting out a competitive LE for others to use. Curious what others think and if this is standard for them.

Just got my Loan Cabin LE. 2.625% with $1,000 credit. Not the best but I'm tempted to lock and just call it a day.

QQ - LC says they collect 8 months property tax escrow instead of the usual 6 months. The additional 2 months is due to their investors. Others experience the same?

Yes, THIS. Exactly THIS. What I had said earlier as well. Now the investors are imposing it even on Better.com. I got a rate that was $$$$ better than my request but only if I was willing to do escrows which I did not have on my old loan. I went with it because the rate was really good. Investor probably thinks if there are larger escrows the possibility that we refi again in a short time is lower.

Yeah, I'm used to escrow so not a big deal but I have to float the funds for a few weeks until I get my old escrow back. Annoying.

Better beat the lenderfi offer by $500 in about an hour. Sent that offer to loan cabin to see if they want to beat. Looking to lock tomorrow; hoping rates stay flat/drop overnight.
