Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

30y rates seem to be slowly rising. 2 weeks ago I was verbally quoted 2.625 and $1500 net credit(3k-1500 origination) with WM, but by the time I could lock it was 2.75 with $1200 net credit. When I asked this week about float down they said it was 2.75 with no credit. That being said I'm not doing escrow so the rate might be a bit higher

What are any disadvantages of using Escrow? I mean, other than your money being locked up and not available for other purposes....

I personally always try to go non-escrow. It's not only having my money tied up I like to take control of ensuring things get paid on time. I had an issue with a past lender paid my property taxes late and they said it's okay. The County gives a grace period but I kept getting notices. Plus if I want to switch my home hazard insurance company it is so much easier.

Now if you are not the type of person that can manage money go with escrow. You don't have to worry about a large bill coming due and trying to figure out how it will get paid. Escrow is usually a cheaper lender fee or lower interest rate. Not always though. If you negotiate you will probably get them close to the same if not exactly the same.

Try going to LC. Loan Cabin seems to have the best interest rates on slickdeals. Go to Loancabin.com and view rates there and see if they can do better for you. If you place your variables there the rates are accurate. Good luck.

Is reissue rate the 50% discount for <4 year old policies? I used Radian earlier in the year but valero offered $0 settlement fee.

Closing with LenderFi this week on a 30yr, 2.875% rate, 80% LTV on a condo with A+B+C covered by lender credits. I applied on their website for a 3.125% no fee and they called a few days later to offer me a better rate. Everything has been smooth sailing and quick with them.

7/14: Applied on website for 3.125% no fee refi
7/16: Spoke to LO on the phone with 2.875% no fee offer, verbally locked with him, appraisal waiver approved
7/17: Signed rate lock disclosure, uploaded all documentation, file sent to underwriting (all happened same day)
7/27: Underwriting complete, pre-closing disclosure received

They've been very communicative through the entire process, though are definitely really busy. I will note that there were some small issues with the pre-closing disclosure that I found but they were quick in addressing those last night. Closing is tentatively scheduled for 8/1.
