Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

i received not a estimate but loan disclosures that the lender want me to sign. what does that mean am i going ahead a chosing that lender if i sign them

You can always back out. You even have 3 days after signing the real documents with the notary. Don't stress about that.

are the disclosures the loan estimate reason why im asking is this is what i got from rate plus
"The best we can do at 2.5% is $1850 total costs" but they want me to sign the other disclosures first before they can change it.

It seems the above four have consistently provided the best rates, lowest fees, and highest lender credit.

Just want to level set your expectations. You mentioned your credit score is 726. Typically the best rates/credits across the board are for credit scores better than 760 and LTV < 60%. You might not be able to get the top rates, but I think you will still get a great rate with the information you provided:

I used NC and a random county (Durham) with your numbers in Loan Cabin and I saw the following rate for 30-year:

30-year 2.375 with $1,098 pts

In comparison, if you change to excellent credit score >760, the quote comes back as:

30-year 2.25 with $4,807 pts

Hadn't heard of Boxhomeloans..... however, they seem to be not accepting new applications (well, they state they are quoting higher rates to discourage new applications...)

I recently moved to the US back from Canada. My credit score September 2019 was 4. Yes FOUR. As I had no US credit history but my Canadian score is 876! They won't accept it here, I've tried.​

In a little twist of fate, LD guy came back and said they can match LC at 2.50 now instead of 2.49. This is after they said no to 2.49 and counter-offered me at 2.625. So I went with LC at 2.49 and uploaded all docs and eSigned all docs. Bleeepppppppp.... Only way to reconsider LD is because my loan got approved from underwriter and ready to close. What a good mess!!!! LD thought I was played around. I ain't....

Apart from ethics. Borrower can back out even after underwriting, doesn't cost anything if appraisal being waived?

Yes I think you are right, I read conflicting statements, but on cfpb, it states the following:

Within 20 calendar days after your lender receives your notice of rescission, all money or property you paid as part of the mortgage transaction must be returned to you.

Looking for Title insurance options. Anyone have any recommendations? I found Prarie Title in Chicago that has rates published online that were lower than what Watermark had given me.
