Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Just applied to Loan Cabin to refi a loan of $148,000 on my Primary Residence. I have 10 years left on my current VA loan and my LTV is approximately 38%. I almost didn't apply for a refi but I don't see much of a downside. I would be fine with doing a 10 year loan. I have a 800+ credit score. Any ideas of what kind of Rate/APR I could expect? I'm assuming I'll have a 2-3 week wait to be contacted since they are so backlogged. Should I ask for a 60 day Rate lock if I go through with the loan since they are so far behind? Also all three of my Credit Bureau accounts are Frozen/Locked. When should I unlock them? Will they do a credit pull immediately or will they give me a warning?

Credit is done by the time you submit your app. It will give you a warning in advance. the larger the credit the worst the rate.

If you choose "not to waive" escrow, then section "G" on your loan estimate will have the amount the Lender wants you to escrow at closing (for Hazard "homeowner's insurance" & Property Tax). It varies by lender and it's based on underwriting requirements, but according to the thread it can be 3 months, 6 months, even 8 months). It's not the "1st time", it's for the life of the loan, unless you are able to get it waived by whoever is servicing your loan at a later date. For services who allow it, usually there is a minimum length of time you are paying back the loan before they let you waive escrow and pay your own taxes/hazard (typically 1 year).

When I did the online application, I recall approving LC to run my credit, however I could not find a soft/hard pull on my credit report from the 3 bureaus until Samantha emailed me and said she was preparing my LE. Only at that time did I get email alerts which I verified in real-time that LC ran my credit. Applied on 7/24, Samantha and team prepared my LE on 7/31. 7/31 is the only date I see hard pull on my credit reports from LC.

Your last question - it seems they are most consistently providing very good LE's with the initial application. All other lenders I was working with gave worse and were only willing to try and match if I shared a better LE. Short answer, probably but no guarantee since everyone's situation is different & LE are very specific to the market on each given day. For me, understanding they are busy and can not reply to me as soon as I'd like, I am happy that they don't make me play games. I'm happy that they can give me a good LE on my first application and not have to waste each other's time going back and forth.

By law lenders are supposed to give you LE within 3 business days once you apply. However I don't think many people are complaining that LC is taking longer because their LE's have been really good.

As suggested by other members in the thread (which advice I also took), if you haven't received a reply by the 3rd business day, send an email inquiry and make sure you cc [email protected]. Somehow, whoever is reading that inbox is able to help get some "notice" on your account and I find you get at least 1 reply within 1 day. Of course, being friendly always help! Smilie Good luck!

So what's the story with United Wholesale Mortgage? I see they are listed in the OP's post. So I guess they are reputable. Apparently, they are going to start offering 1.875% 15-year mortgages through their independent brokers.

Nobody on the board has talked about their experience with them.

On the other hand, in the same post above, I quoted MILDEC mentioning 1.75% with Loan Cabin that I think appeared temporarily (though not sure if that was with pts buydown).

Put all the numbers in a spreadsheet.. it might help you get there.

But... you add up all the expenses for the loan, including any escrow and prepaid interest.

Then take the new loan amount
subtract all the expenses
add back in lender credit
subtract the old loan

And, you will find a shortfall that the borrower will pay, or a credit going back to borrower.

Yes, that is my plan B. But I was hoping a 10 year loan would have a slightly better rate.
