Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Data point. I had a refi in progress with LenderFI for 2.875% no closing costs but recently got a LE from LoanCabin for 2.625% with no closing costs so I told LenderFI to cancel and moving forward with LC.

LC Offer, $244k loan on $330k value. 30 yr fixed 2.625% with $2,100 lender credit. Escrow is waived (he said the offer would be the same with or without escrow). He said he could not get my appraisal waived. I was also offered 2.5% with a $800 credit but with title costs I would have owed about $1,200 out of pocket.

I also learned some interesting things about Texas title insurance. Most of it is regulated and you get the exact same lenders title insurance cost from everyone with the main exception being the escrow/settlement charges. Most title companies charge about $500 for that but Valero Title charges $0 and apparently is the only big one in the state that does that. So Valero should always be about $400-$500 less then all other title company options for Texas.

Yes, I went ahead and locked with LenderFi. Better wasn't coming close and LC has been just a bit slow. I'm sure they would have matched, but I didn't want to drag this out any longer especially since this is no cost anyway.

I think that s fine. It is their Policy to close Loan within 30 days and that is why they are not accepting New Applications as their hands are full.

Worst case if they take more time because of their delay, Lender won't charge you

Yep, no confirmation email either. I called them just now and the front desk
was able to look me up via my phone number and connected me to the voicemail
of the assigned LO. Left a message but I am not holding my breath for a return call/email Smilie

Looks like all the direct lenders are swamped.

What do you guys think about rolling $6,000 of School taxes due in August into the loan or should I go and make a payment and show receipt? I honestly dont want to wire funds to them as I've never done it and it would be a large sum to wire.


Apparently my closing expert was MIA as she was affected by the storm but will close on Saturday as they are allowing me......

My plan is to pay and show receipt. Of course at the rate my loan is progressing, I won't have much choice.
When you gave them competing offers, how quickly did they respond? Been a week now from my last one. I'm trying to follow up, but when they ignore nearly every single communication it's tough.
