Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Here is my experience so far on a 30yr 444K loan at 40%LTV, 780+ fico, primary residence.

1. LC : Waiting. Quoted 30 Year 2.375%, No Lender Fee's. Lender credit of $2,278. 15 Year 1.99%, No Lender Fee's, Lender credit of $750.
2. LenderFi : 2.5% at 0 cost
3. Landmark (local agent) : 2.5% at 0 cost
4. Watermark : 2.48% at -$201 cost
5. Cardinal : 2.625% at 0 cost
6. Amerisave : 2.5% at $3399 cost
7. HTL : 2.625% at $2990 cost
8. Better : 2.75% at $5276 cost
9. LD : 2.75% at $8461
10. Rocket : 2.625% at $13705 cost

All costs are A+B+C.

As you see, LC is the best but I applied on 7/28 and still waiting on a LE even after multiple follow ups. Promised for tomorrow. LenderFi turnaround was amazing, just a day. Watermark when followed up personally was quick too. Better as usual has horrible 1st offer. The bottom is just to ignore.

Need help- I have refinance application in progress with loan depot. Now I am getting better rate at other lenders. Can I rescind my application with Lon depot? Also, do I need to pay any penalty/fees for it? Thanks!

For folks working with LC, which are good Title companies where you are able to get good rates for Title services. ( LC is quoting 2K+ fot Title services)

When I checked with Radian, they indicated that they don't provide quote for LoanCabin as LoanCabin don't have account with them.

When Radian starts processing your title, the title reissue discount will be applied automatically when you receive the final closing disclosure. At least thats what happened in my case.

A lot of this is done to be RESPA compliant in that your initial Loan Estimate is higher and conservative. Subsequent LEs cannot be more than 10% higher and so this almost always guarantees that the total numbers are lower by inflating it upfront. Correct me my understanding is wrong Smilie.

No that is not true. A+B should be 0. You will always have "C" which is title cost. What a lot of people have reported is that lender credit takes care of "C" for the most part. It depends on your effort to shop for a lower cost title company. Please see Shahhere's initial post (1st post in thread linking to his 3rd post.

If only people would read it. His post is VERY VERY well written and informative. It answers almost everyone's questions in the thread unless they are specific to a lender.

Data point - I'm applying for my third round of refinancing since March. Watermark told me that my application is too risky, so they wouldn't give me an LE. Waiting on LenderFi.

Couple of questions

1. Has anyone tried to refi with LC right after closing with Better? Any experiences you can share would be helpful.

2. After you walk away from a loacked loan, do the lenders (eg, LD, WM, LC etc) make you wait a while before you can reapply with them? (like you are in the penalty box for 3 months or something like that)
