Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Since doing this since 2007 here are the terms I've always used:


"No Closing Cost" loan = ABC = either $0 or almost $0 and I'd accept variance upt $500....




"True No Closing Cost" loan = ABCEFGHI = covered by the lender and essentially I bring NOTHING to close unless I change something later in the process. The lender here will work and even use their own Title company as they want to control everything. Again a variance up to $500 to close might be ok. Many time lenders play the game by reducing the upfront escrows vs the final escrows as they'd have to pay less....

Starting playing the lenders against each other now. Take the LenderFi and send it to LD or Better and see what they will offer. You can start that process while you are waiting on LC and WM.

Keep in mind Better requires the LE to be less then 24 hours old.

Just curious what happens with all the prepaid hoa/tax/etc if you try to refi a mortgage that you just closed on? Do they just zero it back out and re-add it or does it transfer somehow? If we have an appraisal over contract price that is less than 2 months old will that work anywhere or will the bank still want to run their own?

Title cost in Texas is regulated, with a 50% discount for reissues 4 years or newer regardless of title company. The only really benefit to shopping is that you can drop the settlement/escrow fee. Valero quoted $0 compared to Radian $225 buy ymmv

You say that 2500 is not listed on the loan estimate and so should not be used for comparison. If that fails just say you will think about it.
Give it a couple days or even a week and then send another "LOCKED" LE and say you are proceeding with this new locked LE unless they match. Most likely at this point they will come close.

Old and new are treated completely different even if its the same company. Once the old loan is paid off, they will send you a refund check from the old escrow even if 2 weeks old. The new one you have to pay at closing or have lender credit cover the new escrows. For appraisal that is 2 months old, most likely Fannie software will find it (you cannot submit your old appraisal to new bank - the bank's own software can and should find it)

Getting a rate of 2.25% for 15 yr fixed ($615K loan) with ~$3700 lenders credit to cover all of closing cost. Need to bring prepaid/escrow to the closing table. Had recently closed with loandepot with $0 OOP for 2.5%. Planning on bitting the bullet. Is anyone getting better rates?
