Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Where is your quote from? Your lender's credit seems high; will you have a net credit after closing costs? If so, that is probably your best bet. LC seems to be the only one offering better rates, but they are way too backed up.

The only problem is that LD didn't give me anything in writing. LO Nolan told me that over phone when I called as I didn't hear back from them after submitting an online request for a quote. Looking for a no points, zero OOP costs LE to beat a 2.5% no points, zero OOP costs local offer.

How to get quote for Title from Radian?

What are the other option for Title that will work with better.com?

Better.com is charging $2300 for Title, so i need some help to find a Lower Quote. Please help if someone has any information

I'm refinancing with LC a month after closing with Better. I haven't had any issues and they used my initial application. Worked out really well as I didn't have to reapply or obtain another credit check. I locked a day after emailing the guy back about wanting to re-refinance

i think he means to find Radian's email and forward the email to your concierge on your Better portal.

I called Radian and they emailed me a quote, which I then forwarded to Better.

I'm in NJ so I found about 6-8 title companies and got online quotes from all of them. Then I checked some reviews and selected one with good review who happened to be one of the lowest cost. I also called the title company to make sure there was no issues working with Loan Cabin. Some title companies will only work with lenders they have some agreement with. Some title companies only do commercial title work so they work with lenders and not directly with individuals.

Which state are you in? Once simple step is to google title companies in your state & then search for reviews or recommendations. Try to find ones where you can generate quotes directly from their home page.

I'm still working on my refinance but I did submit my own title to LC and they have updated my account with that information.


EDITED TO ADD:

Also check with the title company by phone to make sure they either do in-house closing OR you can travel to their office (not too far from you). Consider this is happening during Covid so based on whether you want in-home or in-office closing, let that help narrow your choice as well. For me, I wanted a company with an office <30 minutes from my home so I could have that option.

Has anyone tried lowering the rates after locking it? I locked 3% 30Y with LC beginning of July with $500 credits (still in underwriting) with ~720 credit, 75% LTV, ~20% DTI, but seeing a lot of people getting 2.5%-2.75% with no closing costs makes me want to shop again.
