Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

That said, you can certainly do better. Owning.com is advertising 2.625% with no closing costs. If you went with them, you would save around $1500 I'd guess (Loan Depot's A+B+C+E minus lender credit).

Outside of LC, it seems that the best possible scenario anyone has posted is 2.5% with up to $2000 of net credit. You can probably get the rate down to 2.375% or 2.25% by paying points, but then it's not costless.

I got an offer of 2.5% with no costs from LenderFi. I asked Better to beat it, and they did by $100. But then Better's pricing improved overnight before I locked, and I wound up with $900 net credit (not sure if that was supposed to happen, but I'll take it!). They are also going to waive the appraisal, so I no longer have to pay the $550 appraisal fee that they assumed when they calculated their lender credit. So I am going to be getting a net credit of around $1450 on a 2.5% loan. (Note that my loan amount is below $510k, which is favorable for pricing).

Hi -

As I mentioned in the above thread my experience with Loan Cabin.

They do have the best rates. The Best thing to do is apply and 3-7 days they lock your rate in and they get you started.

Excellent advice, except for one thing:

"Bear in mind - since your loan amount is over $510k, your pricing would likely be a little worse than the best deals that people are getting. ($510k is the conforming loan limit for Fannie and Freddie)."

This isn't universally true. Fannie makes adjustments for what's considered conforming in certain higher-cost markets, going as high as $765K.

High conforming often comes with a slightly higher rate, but not as much as jumbo.

Man, my horrible experiences with Better continue...

I *finally* was able to get a hold of my processing expert yesterday to address all the things she hasn't addressed, including my now almost 2 week old competing loan estimate. She said she was going to address things, but she couldn't deal with the loan estimate since she isn't licensed in my state. So back to my dedicated concierge for that. She said it shouldn't be a problem.

So I was pretty excited when I got an e-mail showing that my loan got updated. The update...they removed my $1300 loan credit and added $3400 in points!!

Rate lock extension: Answering my earlier question about how its handled:
Better looks to have simply moved my rate lock out from 8/7/2020 to 8/13/2020 the day my loan funds and did not say anything to me about paying or a line item for that on the Closing Disclosures.


I rolled my taxes in at the last minute so they updated the CDs without having me wait any more days or such so it was ready to go today during close (updated last evening).


I do however see 2 charges on the final CD which were not there in any prior ones:
1) Title ANA charge of $70
2) Additional Mortgage/Deed charge for $80....


Will work with the closing agent about this but just listing them here.

Haven't seen anyone post a deal like that except from Loan Cabin. But LC is taking a while to get back to people these days.

This has happened to me. They have a bug in their system that sometimes eliminates the credit altogether. Just call and demand that it he fixed - since my team was not reachable, they offered to out in a "ticket" which I think let's it get addressed by a wider group of people, as someone random from Better called, confirmed I wasn't lying with the credit I had seen before it crapped out and reinstated it. They are pretty flexible and able to fix any pricing error, I wouldn't sweat being told "sorry, there's nothing we can do" if the error is on their end.
