Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

But then Better's pricing improved overnight before I locked, and I wound up with $900 net credit (not sure if that was supposed to happen, but I'll take it!). They are also going to waive the appraisal, so I no longer have to pay the $550 appraisal fee that they assumed when they calculated their lender credit. So I am going to be getting a net credit of around $1450 on a 2.5% loan. (Note that my loan amount is below $510k, which is favorable for pricing).
Thanks, i checked owning.com and came back with same rate 2.625% but no closing costs at all (even no title fee), so the savings is actually $3600! Will check loancabin too Smilie has anyone been able to have other lenders match LC's rate (2.375%)?

This is over 2 weeks old post. Last 2 weeks rates have been down a lot. It should be 2.375 with no loan costs with loan cabin now.

On 8/6, LC quoted me 2.375% with 3.5K lender credit, comes to -600 closing cost credits accounting for D + I. I was waiting on Thurs for them to get back on couple questions. They got back only on Fri, at that time lender credit dropped to 2.7K. I have asked to lock on Thurs. They confirmed the lock but didnt say on T or F rates.

Anyways, it a 0 cost loan at worst or 600 credit with LC for 2.375. As you see, you have put up with their radio silence at times for the best rates you get.

This is my first time refinancing and I'm learning as I go, but whatever I did or say, I locked in my rate at Loan Cabin a few weeks ago at 2.65 with approx A, B and C around $2,800. I have also locked in with Better (and plan to go with Better because I'm qualified for the AMEX deal). Since locking in my rate, my Loan Cabin LO was able to get lender credits to cover the closing costs, but she said that since it is after I locked in the rate, she can not revise the LE. I was hoping to try and get Better to match Loan Cabin, but w/o an updated LE, they won't do it. Is it possible to resubmit a new loan application to Loan Cabin in hopes of getting a new (and better) LE?

Thanks for any suggestions!

yes. I've been rate locked with LC since 8/3 at 2.375% with lender credit covering A+B+C and then some. 30 year fixed conventional.

LC is slow to respond but I was told I was in underwriting on Friday and was reassured multiple times I'd be good for my closing at the end of the month but I'm still anxious.

after locking with LC, they say you have to wait for 30 days before you can re-lock/apply, according to their FAQ.
