Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I called a UAW broker in my town and they basically were like "I wish they would stop releasing those articles". They said everyone calls them looking for these insane rates but you gotta buy down a ton of points to get it.

They quoted me like 2.85% on a 25 year refi at 60% LTV with zero closing costs.

Probably going to go with it since some of the more reputable rates around here don't service Massachusetts.

From my exp, local broker couldn't even come close..then again none of them were associated with UAW. Just get the LE and move on to next lender. Yeah it's annoying but you're saving a lot of money. I think it's worth it. In my opinion, I would contact Loan Depot as last destination as they are easy to deal with when you have competitive LE.

8/7 - The offer went down. It was 2.8K lender credit. With D+I, I had to pay $100 for total closing costs. Bummed and asked LD & Better to beat this offer
8/11 - LD beat it and Better couldn't. With 3.8K lender credit and D+I. they are crediting me $400 i.e they beat LC by $500. Locked and signed off on the loan.

Anyone know a where one would offer a loan in TN for a loan low as 60k at 4.75% at 30 years? I have 10 years left till it's paid off
Loan cabin responded but stated the were swamped (understandable) but wouldn't touch loans under 200k

Could you share your location and outstanding, im very much in the same boat but PA title costs are high and I'm not getting any credits after D+I, in fact paying about 3300 just want to make sure I'm not getting creamed. 2.375 loan amount 430k and all the good stuff.

I applied with LenderFi and got a LO that seemed completely disinterested and unorganized. Trying to avoid that happening with LoanDepot.

Suppose I did this backwards by hitting up LD first...but I got my LE back and these numbers seem high. Would appreciate any feedback...

My credit scores are very good: average 750
My LTV is less than 80%

Rate: 2.99% for 30 yr. conventional

With your credit score and the LTV being under 80% keep shopping around. These numbers are not good. Not sure what state you are in but try Loan Cabin (long wait), https://hightechlending.mortgagew...CheckRates (instant numbers but need to fill out an application for LE), or WaterMark (also gives good numbers but could take awhile. No automatic estimate on the website. Reach out directly to a LO for faster service then applying on the site)

Might be worth trying local credit unions. They might not be able to hit 2.375 but they should be able to drop you below 3

What was your loan amount and LTV? Mortgage rates hit all time lows on last Wednesday/Thursday. You were getting the quote at the right day and time. Congrats.

Saw that and understand the individual scenarios are different

In one sentence they say The one-time costs shown include points/credits and third-party fees.

and the last sentence says

We also assume: closing costs are paid out of pocket

for anyone that has worked with them, what are they considering closing costs?
