Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I have a relatively low cash-out refi amount of $160K, but does Better seem to offset the normal 'origination fee' with higher point cost? I sent Better a competing offer yesterday, and they are $300 cheaper A+B+C than another lender (Mutual of Omaha). They have me buying 2.5% discount points compared to Omaha buying 1.185% discount points. But Omaha has a $1500 underwriting/processing fee. Other than the $300 cheaper, it's mostly a wash.

Yes, this seems to be how they matched on mine as well (not from LC since I still haven't gotten a response from LC), I submitted a competing offer which had no points but had broker & underwriting fee in A and better just adjusted the points for that rate to match it (or come close to it, seems to be around $5 off from it).

For anyone having gone through with a loancabin refi, if you had appraisal on your original LE do they at all remove it later assuming you have an already done an appraisal within the past year and your LTV is < 75% (the two main requirements for waiving appraisal) ? At what point in the process do they decide if an appraisal is needed or not? I am looking to refi on a just closed loan with very tight numbers because rates have not fallen much and so every $ would count and need to make sure there is no appraisal cost involved before I go ahead.

just closed with WM. whole process took about 1 month (could have closed in 3 weeks but some late paperwork snafu). Interesting news this AM about 0.5% additional charge to Re-FI's closing after Sept 1st.

30 yr 2.625% APR
A/B/C $2700. lender credit of $3K
Cali 70% LTV

GL to those going through the process, happy that i closed, the demand is insane so hard to get a hold of loan people at times. keeping an eye out for what rates will be in the future (currently the window is closed ).

I just checked with my lender and they do not know the answer yet. I locked a couple weeks back and they estimated closing in early September. I'm going to be ticked if I'm impacted by this.

One reason (if not that their tables are yet to be updated) is that they may not intend to sell their loans to Fannie Mae but instead to another investor who intends to hold the loan.

I was told Appraisal waivers are not upto the lender's discretion but Fannie/Freddy
