Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Where can I find this kind of clause and are lenders required to inform me if there is such clause?

I am planning to do back to back from WM to LC or Owning if Owning can beat LC's offer. I am hoping that I won't be stuck with WM for 6 months. If so, then I might as well just cancel WM now before closing.

Do you think it is worth updating the wiki with lenders that have some form of 6 month clawback? I think I have read HTL does something similar.

My last mortgage had this type of clause. It was not with one of the ones on here but with a builder's firm. I was ticked because I was not aware of the clause till I signed the paperwork with the notary. They slipped it in there. I called my LO and voiced my concern with the notary at the table with me and they said it is a requirement if I wanted to close. I was ticked off.

Mine was a grey area. It was a no penalty for paying off early on the paperwork. It was just that one additional paper they had me sign. It even said "no intention" to sell or refinance within 120 days. Which not sure how legal the term of "no intention" is. I could have no intention at the time of signing but tomorrow wake up and go hey I want to look for a lower rate. I could not find a straight answer of what happened if I did refinance. Can they sue me for the credits they gave me?? Due to the slow refinance timelines I ended up closing just after that 120 days. I waited a couple of months before I started to apply. I am not sure how LenderFi is worded.

I don't believe WM or LC has it. At least no one has reported it on any of the threads. That doesn't mean they can not add it.

I am not sure WM has that kind of clause. Lenderfi makes you sign an explicit document during closing which states you are not allowed to refi within 6 months. Someone has posted an image on this thread or on the other one. I agree with Shahhere, that I am not sure about the enforceability of that document when your NOTE and SECURITY DEED specify there is not prepayment penalty. Now I don't know of any lender, except Better, that will refi their own loan within 6 months. Everyone wants to save their commission. So yes I can see if you go back to your current lender and ask to refi they might tell you stories saying you can't!

No prepayment penalty may be limited based on state laws, i.e. some states do allow for it, so if you sign a document with the lender limiting your ablity to switch it may be enforcable. Lenders that cover various states may have this agreement for loans in states that allow it.

I believe it's pretty much title (Section C), taxes & other gov't fees (Section E aka recording fee) then Section F&G (prepaids & escrows).

On Page 89, arouncoumar was kind enough to share their Loan Estimate from Loan Cabin. You can see other than the HOA fee, which most of us don't have, there is no fee in Section A or B.

I am finishing up a refinance with Better.
I acknowledged receipt of ICD even though there are a few items I wanted to correct. My closing expert is not responding to my requests for changes in CD. I am wondering whether I will get the revised CD before the closing. Is there any requirement that I will get it before the closing? Please share your experiences in similar situations.

You should receive the final CD, the agents might be backed up, but eventually they have to come back and provide you the final CD before closing.

I refinanced with Better in March with the $2500 Amex offer, was a great experience. I am on a 3.125% 20 year and looking to drop that about .5%.

I got a 2.625% zero cost 20 year from Lenderfi this week but they want me to close my HELOC. They will not proceed with the loan unless i close it.

We are in the middle of a remodel so stop all of that just to complete a refinance. ugh.
