Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.
Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.
This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).
You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)
You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).
Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.
If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Here is a photo of my loan estimate from Loan Cabin, my lender credits should be closer to 3K based on my initial conversations with Bob so i'm following up with him on that.
I do see title insurance in my estimate. I reached out to Owning but I didn't quality for the no cost refinance option since my LTV was 73%, it has to be 50% or lower when I spoke to them. |

Kinda odd they don't advertise rates on their website and you have to call but so far, so good.
My current loan has 26 years left at 3.35% though so going this route I would save about 50k in interest but damn thats crazy. They said a no cost loan for 15 year would be like 3.65% and you got that easily with the credit.
I believe that Better sends out the documents whereas in this case they do not send the title company documents in their Closing Disclosures for some reason.
In the past (Using Radian) I've gotten documents that would be an exact copy of what the Closing Agent brings during close including instructions that the Title Company provides to the CA such as funding and mailing address and checklists etc....
You will get the appropriate instructions during close if you are worried and Check/Cashiers Check/Wire will depend on your fund amount to close which you should already know by now. If its under $500 or so you might be able to write a Personal Check else get a Cashiers Check for something larger but under $1500 (depends on the lender/Title Company Threshold) and larger amounts would be a wire.
You need the funds mailed and should get an overnight envelope to settle this as once its received by the Title Company they'll give the go ahead to the Lender who will send off the "Clear to Fund" type acknowledgment and that's when the wire will go to your old Lender. You have 3 days Rescind time for primary residence refinance (contract laws) and so you need to get the funds back during this time.

I go against a standard refi and am taking higher rate and hence getting credit so never had to worry about wiring funds until this time lol.
It isn't that complicated and was $20 at my bank.

We had a lock with LenderFi but eventually closed with Better.com.
Turns out Lenderfi contacted our insurance company and they are now on our home insurance as the mortgage holder. And, now 6 weeks after closing with Better.com and they have not contacted the insurance company to be put on the policy.
Thoughts?

Not sure if I understand the question correctly but it sounds like you gave LenderFI Intent to Proceed (ITP) and so based on that they had your insurance put their name as the lender.
If its still incorrect I'd get that changed as you are the policy holder and the Insurance company should be able to comply but yes it would be an issue for Better as they should be the ones on it since you closed with them.

They are apparently providing a SD credit as well (which for me looked like $500ish) but their rates were not competitive in around 3.25% at best vs 2.75% with large credits....
If you can combine a PM and SD credit to then have your employer pay the remaining costs; you might have a real deal....
