Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Better did not offer competitive rates to begin with. They were in the mid 3s for low/no cost loan fees.

As a side note, definitely look over the LEs carefully. A couple places matched 2.5, but they tried to hide fees by ballooning the overall loan amount. So far Better has been very straightforward and good to work with.

Applied to hightechlending last week and got an LE with a good rate (2.375%) today but with no lender credits A (995)+B (810)+C (2544) = $4349. Still tempted because of the of the low rate but read nicemann's experience which is worrying. Has anyone else closed with HTL or can share their current application experience?

Not if you're with LendefFi apparently but I'm still waiting on my LO confirmation. After researching clawback fees in more detail I suspect its more prevalent than I thought.

MBS in early trading is -4/32

Several overnight news developments are putting pressure on bonds. These include
Progress in US/China trade talks via a phone call reaffirming their commitment to the phase 1 trade deal. Several vaccine-related headlines including AstraZeneca starting a trial and commenting on capability of making 3 billion doses. Multiple stronger-than-expected economic reports in Europe

In addition to the headlines, we had the past 2 trading sessions see technical resistance at .62% in 10yr yields. All of the above has given way to a moderately quick move higher over the past 24 hours with yields now up to .692.

So as of now, not too many rate changes but you may see some Lender Credits get a tad smaller than what you were quoted over the last 24-48 hours.

If you want to refi with WM again, you have to wait for 6 months. If you are using other lenders, you can do it anytime.
When I applied with WM a few weeks ago my LO told me their max credit was $3,500.

Same thing happened to me where loan depot tried to reduce the prepayment amounts and added them to loan amount so that it looks like they are giving better credit and reducing the cost.

What is the disadvantage of closing the loan with in specified lock period? Is there a chance of rate going up if lock period ends? How to get LenderFi to close with in the lock period?

Any suggestions are helpful!

I was able to have Loan Depot match Loan Cabin and beat it by about $400. At least on the LE, they didn't play any funny games of increasing the loan amount of decreasing prepaids.

Don't know any disadvantage but technically you'll lose access to that rate when the period ends. Per LenderFI, if its due to your delays that you didn't close you'll have to pay to extend the rate (if you so choose). Otherwise they will extend it for you free of charge.

MBS is now -7/32. This is enough of a negative move to possibly push rates up 1/8% and / or reduce the amount of lender credit you are offered as of today

I am currently in the "underwriting" phase of the process with HTL. So far, they seem to be okay and responsive. They wouldn't be my first choice if I had other options like LC, Better etc. but none of those are licensed in my state. WM was my only other competitive choice
and they responded way later than HTL and by that time rates had started climbing up.
