Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Not yet, you should get contacted by Loan Officer first and sign a set of e-disclosures.
If you "just" submitted a loan application and if it's a refinance, it might be 2 weeks before you hear back from LC. Be patient, their rates have been extremely competitive. Good Luck!

In my situation, in the same email that my lock was confirmed, I was told someone would reach out to me to sign e-disclosures and that after disclosures I should upload the following:

After I signed my e-disclosures, there wasn't any other task either. I actually emailed my LO to check on the status of my Loan and was asked if I had uploaded the documents. That's when I realized I can just upload them and did. Same day my LO reviewed and I assume my loan went into underwriting ( I was told it would take ~45 days in underwriting)

Update:
I left a really long voice mail for Samantha as I'm worried about not getting any response from them. I'm spending way too much time on this and it became a stressful chore for me. So I asked Samantha if I should continue to wait or not and this is the reply I got:

Hello, your loan was assigned to a loan officer licensed in Texas this week.
Upon review he will reach out.

Thanks, that's my understanding as well. I applied on 8/4 but after seeing some people who applied later getting love from LC I started having doubts and hence posted those questions.

Yes, I have. I applied to the following:

Better.com (8/4) first to respond but terrible offer, was told that they would beat any offer by $100
LC (8/4) got email confirmation, called and sent emails, still waiting
LD (8/4) called and got a terrible quote over phone, never received LE, mostly getting spam
LF (8/5) got loan options, not competitive
WM (8/4) nothing yet, called and sent emails, didn't even get an email confirmation

I also have a local LO who's asking me to send all the docs before giving an LE.

Banking on LC to give me an LE for Better to match.

I don't think initial contact varies by state. I'm in CA and got an email the next day from Bob in IL (fri to sat) with a few questions. Then email Monday with a rate matrix. I matched that to LD because I read how long LC was taking.

It has been posted before but if you search the Loan Officers @ NMLS you can see how many Officer's are licensed in your state that work for Loan Cabin:

The initial filter isn't 100% correct. You have to click each officer to see if their license is up to date and active. The filter will include an officer if they were "ever" licensed in that state.

Long story short, CA has a lot more officers (including Robert "Bob) compared to NJ. NJ only has 1, Samantha. In my humble opinion, people refinancing in certain states will be at a disadvantage in regards to wait time.

I'm in CA. I submitted my LC application on August 5. Yesterday (August 27) I got an email from Bob asking for some basic info (loan amount, property value, etc.), which is odd since obviously I included all that info in the application. I replied immediately but haven't heard back from him yet.

So it took 3 weeks from the application date to get an initial response.

I just got off the phone with Loan Depot, they offered me 2.5% for a 30 yr fixed with $3,213 in closing costs, I told them Loan Cabin offered me 2.49% at no cost and inquired if they can do a lower rate at no cost.

The loan officer (Sheena Plohr) hung up on me lol.....so I guess Loan Depot is done for.
