Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Since the various steps take longer you can kinda stack them and as noted will have to update the underwriting if finishes early with the new loan information and get the payoff amounts and statements updated to he new loan.


This is all speculation but also the credit part is okay as all it requires is you closing the loan and so a subsequent refi shouldnt affect anything and isnt noted by anyone as such.

I am in the same boat. Just closed on a refi with Better, 30-year fixed at 2.625%.

Do you know if we can refi again at the same or higher rate? LC finally got back to me, and they are offering a large lender credit if I take 2.625% or even more credit at 2.75%.

It would look odd for a homeowner to refinance within a couple of months to keep their rate the same or increase their rate. Not sure if there is any rule against this?

I've read that people have been able to refi at the same rate and I have done it in the past but you have to answer sufficiently question around Net Tangible Benefit (NTB). NTB is in place to protect you from predatory lenders who might drop your rate an 8th but charge you $12,000 in fees.


Better this time around is looking at Underwriting more stringently from what I saw in my case and what others posted. That and the 2nd application for me wouldn't let me pick the same rate again and when I was successful in doing so their underwriting pushed back and so the Processing Expert and team moved me down in rates to help me get past underwriting.


If you can drop your even move your rate and explain justifiably why you are doing so they should let you refi again as one of the NTB items can be "in buyers financial interest". It all depends on the underwriting person and how strict they are looking at things.

I originally applied to LC back on 7/27/20. I've sent a couple emails since then but still hadn't heard anything. My dad applied like 2 weeks ago and he heard back a few days ago so I emailed again and asked why my dad was already good to go when he applied weeks after me and then they responded right away...My guess is I was overlooked or because my Dad's loan was larger and/or in a different state...

And even if took the higher rate and the $1k credit I still don't think it makes sense. My Title cost are over $1600 and Taxes are over $1800.

Someone told me you can put %10 down and the next %10 will be secondary loan with around %3 and then the main %80 loan around %2.5
Has anyone seen something like that?

There was some initial selling of bonds following the lower than expected Jobless Claims headline. Both MBS and Treasuries are back to where they were at 8am. Bonds are now waiting on the day's more significant report, ISM Non-Manufacturing at 10am ET.

As of this post, the MBS is -2/32

There's got to be more to the story. Did your credit score take a dive and they caught it on their re-check? Did you open a new line of credit in the interim? Did you fail to pay your prior mortgage on time? As others have said, curious to hear more. I'm trying to think of what would cause them to pull out one day before closing.

It may be due to something else, but one thing Better checked just before closing in my refinances was verification of (continued) employment.
