Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Same, I couldn't get no cost but close. Locked this week with Better, 2.5% with A + B + C + E - lender credit = $813 due at closing. Can get this down to $518 if I shop title. Only got this after Better price match using loan estimate from LC.

For people who's loan is now with Mr Cooper from Better.com>TheMoneySource any idea on how to get the Loan# for Mr Cooper?


I got a letter last week that my loan has been transferred to Fannie Mae and that Mr Cooper will be the servicer (db Nationstar Mortgage). I can still logon to TheMoneySource and see my loan there but that loan# dosent pullup anything with Mr. Cooper so I am confused as to how to find the details with Mr. Cooper?


Trying to get ahead of the Payoff items when it would be due.

You are required to receive a so-called goodbye letter from TMS 15 days before the transfer effective date. It should have all the information you need. It may be already in the Documents area in your TMS account.

I was able to view Mr. Cooper account only a day after transfer effective date

I edited my post. Expect to view your Mr Cooper account a day after effective date. 10/2 in your case. Payoff quote was prepared after 1 or 2 days after the request.

In my case, the payoff was wired to TMS a day before the effective date. But servicing was transferred anyway without the payoff. The payoff money is in limbo. Canceling the servicing transfer would be the most sensible thing to do for all parties involved. But I am very skeptical that it can be done.

It took 7 LE's for me, from 4 different providers, but I'm now at 2.5% 30year with $4999K lender credit. God I love Better. Closing soon. This is a few months after my 2.75% 30year with $4k credit wrapped. Will probably take a breather though through year end and just monitor the market. I'm too busy to keep playing this game everytime rates fall an 1/8 point. I expect rates to continue their decline well into 2021, with occasional swings upward that will inevitably make people say "this is the end, the bottom has passed!".

The important thing is to stay strategic, and not burn too many bridges. Loan Depot blacklisted me in their system, but Loan Cabin and LenderFi both said they'd be happy to work with me again in the future when I withdrew applications and left on good terms. Others like Watermark I haven't even used yet and will save for the next Refi, as it's clear that once you use them for a competing LE you burn that bridge. Crazy how some of these lenders take things so personal. Obviously I'm putting my best interests first, before your commission, why does that make you upset? Happy hunting everyone!

That is impressive! I can't imagine the time involved in getting 7 LEs! But you are within $1 of Better's lender credit maximums so you did well!

I hope you are right in seeing continuing declines but I'm not so sure. MBS coupons that are currently traded suggest that 2.25 is a hard floor. Do tell us more about how you got blacklisted at LoanDepot? I assume you are getting AMEX credit too?.We may.be the last of that crowd...

I went with a lender at Bay Shore Mortgage. This was right after the G-Fee was delayed so that helped.

What title company did you use for your Bayshore LE?

I'm guessing Better ultimately gave you around $850 more lender credit? $100 to beat the price, $550 because they had an appraisal on their LE before waiving it, and $200 to price match title cost to Radian?

Wow, that's incredible. I feel lucky to get the rate and credit I got. Can't imagine getting that much credit on 2.5% now. I was a little late to the game, I started shopping two days before the adverse market news hit. Only this past week did I start seeing better offers after the start date for adverse market fee was pushed to Dec 1.
