Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

9/1 applied online and got a generic response that someone will reach out in next few days
9/9 sent email to LC for an update, and Client Services' response was "reviewing all applications from 9.1.2020"
9/10 Today: still nothing yet.

Received my lock verification yesterday from LC. The credit was listed at $2,500 instead of 3,000 in the email. I reached out to my LO and within 30 minutes she had it corrected with the lock desk. I must say so far the communication with LC has been solid, I guess I lucked out with my LO.

She said 3 business days to gain access to my online portal to sign initial disclosures and submit requested files. Then up to 30 days from lock date to get into the processing que. 45-60 says to close.

I reached out to Better and sent them the LE from LC but still have not heard back. My contact at Better is Arnold.

Lastly, I asked my LO at WM if he can at least float my rate down to 2.5% with no closing costs. Right now we are locked in at 2.855% since 8/31. I said we want a great deal, was upfront and honest with him. His response was we can float down once we get closing approval from underwriting and to stay the course with him. He mentioned its a free 6 month loan with him at a rate never before seen since 1970 on a 30 year term. He said he will take care of me in 6 months when we rate/term refi as he takes excellent care of his returning clients. Seems sincere enough?

At the moment we have:
WM 2.855% 30 year $100k cash out refi no costs. Cash to borrow is $100k

LC 2.625% 30 year $100k cash out $3,000 lender credits leaving me with cash to borrow of $102,000 so an extra $2k in my pocket plus a lower rate then WM

I will continue with my refi with WM and see what the float down brings. And also now locked in with LC and will follow the steps and see where that goes. Will need to cancel my app/lock eventually with one.

Better: good luck with Arnold he is tough and hard to get a hold of as well as get a PM through with. Once you lock you are more likely to get a PM.
WM: they will be pissy and drop your loan if you mention the forums Smilie. They wont go over a certain credit btw as they keep saying that over and over but good luck especially for a cashout it is a really good rate. 6 month is because they dont want to lose their broker commission but who knows where the rates will be by then...

Thanks Shahhere! I plan to never mention these forums EVER lol. I read that early on and took note.

I really want to go with LC, if we can close within 45-50 days I will just go with them. I've read a few others didn't make 60 days and they had to extend it so that has me worried as I want to close by early November so they can sell the loan before the Dec 1st fee implementation. Or does that not matter?

There is at least one lender I've heard doing so. This kind of thing is unprecedented so I don't know how it would appear. I think most lenders will eat the fee on locked loans. I don't think any of the lenders we discussed attempted to adjust locks back when this was first dropped on the market before it got delayed.

  5. From a Price match perspective: LoanDepot and LenderFI are the most willing to. I'll post my own experience in a separate reply as I am sure to blow up the forum as I am getting a locked loan at Net $5300 credit at 2.5% on 230k borrowed.

Damn good deal right there . After 6 months hits once I close on my cash out refi I am hoping to get a similar deal with a rate and term refi.
