Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I did happen to luck out and my LC LO is super responsive.

Better: good luck with Arnold he is tough and hard to get a hold of as well as get a PM through with. Once you lock you are more likely to get a PM.
WM: they will be pissy and drop your loan if you mention the forums Smilie. They wont go over a certain credit btw as they keep saying that over and over but good luck especially for a cashout it is a really good rate. 6 month is because they dont want to lose their broker commission but who knows where the rates will be by then...

Well to be honest I am hoping the float will make the deal a lot better but I have no idea how low they can even float a rate down? Never done one, hell this is my 2nd refi ever at this point and 1st cash out so I am probably being a little (lot) naive. My credit now with WM is exactly $3,002.

My other big concern is LC not coming thru within the 60 day lock and it getting pushed back into December. At that point the new fee kicks in but I should be OK since I am locked in.

Please correct me if I am missing something here. Thanks.

I think your WM LO doesn't want to lose the deal, so he is stringing you along. I don't think he is going to beat or match LC's deal. If I were you, I would send him your LC LE and make it clear that if "float down" means that he is going to beat LC, then you will close with him, but if not then you will back out. And that you don't want to waste his time, so if it's not going to work then he should tell you now. If you are clear about this, then he shouldn't get mad at you later if you back out.

Separately, I recommend reaching out to Interactive Mortgage if you're in CA. They are offering a heck of a deal right now. If your LTV is less than 50% (or 60% according to zakster), they are offering a 30-year fixed at 2.375% with no cost. If you're doing a cash out, then I believe you still get the 2.375% rate but they will charge half a point, which is not bad for that rate. With this rate you can be set forever unless rates fall further, meaning you won't need to do another rate-and-term refi in 6 months.

If you don't want to pay points, you can take that LE to Better or Ally to see if they will match it, then move up to a 2.5% rate, which will probably eliminate your costs. Or move up to 2.625% and probably get a net credit after all costs, similar to what LC is offering.

But I do think you're way overthinking it. Just go with LC and be thankful you have a great money-making deal with them, or go with Interactive Mortgage and be set for life (maybe).

I am going to reach out to interactive mortgage asap and see what happens. I am sitting at 41% LTV at the moment and located in California.

I will also send the LC LE to my WM LO and see what he says.

Finally, I am going to continue on the process with LC and see what happens with interactive mortgage.

Was quoted from boxhomeloans for $3k points at $4.7k closing. Down from 3.875 to 2.5 for 30yr fix

Local broker beat them at $4k closing and project to close by 10/10.

Wonder if I should call it. Seems like reaching the ballpark of this game...

Has anyone who has had the appraisal waived had to sign an appraisal authorization credit card form? LC has this form attached to my initial disclosures packet but it is only requiring a signature, no credit card number info. I am hesitant to sign it.

It is HIGHLY illegal to change the terms of a loan that is already locked, signed by the lender, and countersigned by the borrower. The only time that could happen would be if there was a valid Change of Circumstance (COC). Examples:
  • Change in credit score or loss/reduction of income
  • Appraised value comes in way lower than anticipated
  • Doing cash out when you locked as a regular refinance

Any loans locked should be smooth sailing.
