Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I'm current locked with Better (no amex credit) they said I'm conditionally approved but have since gotten a better offer from LenderFI:

Loan: 382k with 75% LTV in IL @ 3.875%

Better (locked):
30 fixed, A+B+C+E = $1600, no appraisal
1. 2.875% w/ $1100 credit. total closing = $500 cost
2. 3.000% w/ $2900 credit. total closing = $1300 credit (does this go into escrow?)

LenderFi:
30 fixed, A+B+C+E = $1300, no appraisal
1. 2.625% w/ $1300 credit. total closing: $0

Waiting on New American Funding and Loan Depot for updated rates but they were similar to Better when I locked so not expecting much.

The LenderFi rate was verbal as my actual LE was from yesterday which had a higher rate. The LO said the LE will get updated after I lock and pay a $150 "HOA Certification" deposit which I think is not refundable. He was pretty vague about what fees are actually refundable and pushy about locking but I'm guessing he's dealing with a lot of volume and rate shopping.

I also applied to LoanCabin a week ago, which claimed 2.35% on their quick quote, but haven't heard back. Also emailed BayShore (David) but guessing he's probably swamped too.

Should I just lock with LenderFi now and ditch Better or wait to see if I get anything else?

Same, in AZ with 61% LTV. They said that if I had under 60% LTV they could get me 2.5 no cost.

I submitted an LE to Better (Arnold) a couple days ago and still no response. I heard he is the worst one over at Better....which might be true? Lol

Arnold was my loan officer at Better.com, his response speed was fine for me. Their offer beat Loan Cabin's by maybe $100, but I told him LC's lender credits were lower due to error but Better kept pushing back so I walked away. Also Better kept pushing for an appraisal which I did not want.

Just for fun, I chatted with Interactive Mortgage, they offered 2.5% at no cost for me, LTV 73% in SoCal. 2.375% was not available.

I'm really trying to keep myself from doing the math on how much I'm paying in interest on my current loan while I wait for Loan Cabin.

Anyone else jump ship or have another group match and close significantly faster? I'm over 30 days from submittal of everything and it still hasn't even hit the underwriter.

Did yours go thru processing first? My LO at LC said to me that it will be 30 days to hit processing then 15 more days for an approval to close from underwritting. 45-60 days total to close.

Thanks Peter. He must be extremely busy then. Someone said for IM to offer 2.375 needs to be >50-60% LTV. I reached out to IM but the LO can't process mine until Sunday. They are swamped. He said 45 day average closing time frame with IM.

This is a very informative thread. After reading all of the comments, I decided to start an application with LC today for a refinance - just submitted the initial application. I am in Illinois and was wondering if anyone has advice regarding submitting an application to another lender? Or should I wait?

Any issue with signing intent to proceed if you're not 100% sure yet? Currently locked with LD and waiting on LD to see if they'll match a new/better quote I got today. Not sure the best order of operations

Sign intent to proceed while waiting for LD to give the thumbs up/down? Wait? Don't want to lose this new rate as it's much better.

So your current bank has to be willing to subordinate the HELOC ( in other words be in second position to your new mortgage that you are refinancing. ).

Whether you need to close it depends on the lender you are refinancing with. Some lenders may force you to close your HELOC in order to refinance. However if your lender is not asking you to close the HELOC and are willing to have it subordinated, then there is no reason for you to close the HELOC. Basically, if it were me, I would find out from the lender you are refinancing with if they need it closed.

I had slight trouble following your post:

Lender 1 (Loan Depot)
You have a locked rate and are checking if they will match a new/better quote with Lender 2

Lender 2(someone else)
You got a new/better quote.


Are you asking if you should sign intent to proceed with Loan Depot? As long as you don't have to incur cost like credit report or appraisal, then I don't see any harm in signing. They will either match or not match. You can walk and withdrawal your application anytime even up to 3 business days after closing (as mentioned by Shahhere and other's).

I would at least lock with Lender 2 so you have that new/better quote in hand.

After this wave of refi's are over, due to this thread alone lenders going to go come up with some new rules lol

Meanwhile I am locked in with multiple lenders...hoping to close with one with a great deal. 😁😁

No, just that I'm in "the queue" for underwriting. I was told that, "refinances are taking a back seat to purchases".

Ya, lender 1 is LD. Already locked, signed intent to proceed and have started sending docs.

Got better quote from lender 2 but they want me to sign the intent to proceed today otherwise I lose the rate.

All good though. LD came back and could match the rate, but with no lender credits. Since they charge origination, it was going to be $3500 in closing costs (vs near $0 with Lender 2). Guess I'll be withdrawing my application from LD.

Only wrench is I had to make appraisal deposit with LD. Thankfully they haven't done it yet so should get it back. Eitherway I'll save money with lender 2. Appreciate all the help.
