Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

That is kind of what I did. I applied to LC, Better, and several other places during the first week of August. I ultimately closed with Better on Aug 31. I had Better price match another lender but then increased my rate to maximize the lender credit ($5000).

Meanwhile LC didn't get back to me until 8/28, and I still don't even have an LE yet.

In retrospect I wish I had found a lender that would have allowed even more credit than Better, even if I had to take a higher rate, since that rate is only temporary.

Hoping someone can help me: got a large charge by error on my Credit Card which bumped my payment up by $50 bucks. I was already teeter tottering around the max DTI. Is better.com pulling credit right before closing or will I be alright. Should I let my LO know about this, I am afraid they will be blind sided by it the day before closing and it'll screw everything up.

Just to add data points for WM, took full 45 days to close because of issues with the paper work on WM side. They did extend the rate lock for few days to get the closing done.

WM had offered 2.5 from the start there was no float down. I did ask them about it and they said they would do it if the rates drop 0.25% and they will split it half and half between you and them.

They did extend the rate lock for free for few days to close the loan.

I completed refi #1 last month and noticed that while Equifax and Transunion already report the old mortgage as paid off, Experian is still showing a balance and hasn't updated for more than a month. I did get a Verification of Mortgage from the old mortgage servicer showing paid off. I'm tempted to dispute the old mortgage on Experian, but I've read that lenders will not let a refi close if there's an open dispute on the credit report. Experian is also my middle score, and I don't know if 2 reporting mortgages has lowered the score.

Last week Better pushed humpty dumpty off the wall a day before closing refi #2, and I've been trying to put humpty back together again. No new closing scheduled yet, but I'm hoping it will be this week.

I want to apply now to a bunch of places for refi #3/4/?, but I've been holding off because I'm not sure if new inquiries will affect Better putting humpty back together and because I'm not sure if I should dispute the old mortgage to paid off before applying.

Disputing is not the solution.
Every lender has a credit reporting department. Call your old lenders credit reporting department and open a case and explain the situation. They should be able to fix it in a week or two. I have had to do this a few times at different banks. Some were quick - 2 days after the call it was fixed. Others took as much as 2 weeks. Regular customer service of course if the first stop - sometime they would give you the number of the credit reporting department, sometimes they will just create the case for the department to work on.

I already tried that. They said I can't even open a case with their credit reporting department until October. At first they tried to tell me it would take their systems 30 days to show paid off, but they dropped that after I pointed out Equifax and Transunion already show paid off.

I'm not sure if I should hold off on applying for more refis (with Better and others) until I close the current refi with Better, because I want the max $4,999 + Amex $2,500. I seem to remember someone having 2 refi applications proceeding at the same time with Better.

Problem with Provident is that they charge a hefty Org Fee so the credit is lost on that and to top it off they charge a stupid Appraisal Waiver Fee of 0.25% which is huge and is simply lining their pocket. Either that or you pay for appraisal which used to be $450ish and is now $600-$800.
