Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

They are legit as not one has said otherwise and they take long time to get LEs (id say 3ish weeks when they call to lock) and for that matter close (60days).

I'm within 12 months of refinancing in January with LD. When rates went down in march they would not talk to me "Good Luck with that", So I refinanced with better for a .5% rate reduction. This time although still within 12 months, LD provided credit to mostly offset the origination fee. They had to submit my competing LE to their "VP" for a one time pricing exception. They told me they are struggling to close within the 60 day lock, but if they ran over they would cover they extension. So 60-90 days to close with LD, Vs better can close within their 30 day lock.
30 year conforming, 69-79LTV, 800+ fico, after negotiation with Lifetime Guarantee:
LD 2.375 abce 2750 - credit 1351 = Net 1399
Bttr 2.5 -.5 points abce 1252 - credit 2153 = Net -901
Bttr 2.625 -1 points abce 1238 credit 3971 = Net -2733

Better matched it, but only go down to 2.5 on the rate sheet I locked.

Personally, I would go with the 2.5 that puts $901 in your pocket. It's a $2301 swing when you factor in no orig fee at better.

Sounds like LD didn't actually give you lifetime guarantee since you refinanced so this is just normal negotiations. What does LDs 2.5 offer look like? Maybe you can use that to price match with better?

Loanlock also had e-mailed rate tracker rates of 2.375 -$1200+ (they have $1200+ origination), But were unreachable or only working with existing clients by word of mouth, and 3 weeks out from full underwriting before they would even be able to lock a rate.

Dave on the other hand was quick to respond even though he was swamped, and was Lowest upfront of any lender that I was able to reach. I was able to go over my current best loan estimate with him, and he was upfront and honest.

Better had slightly higher title costs but the better processing expert adjusted the LE for an apples to apples comparison and beat the 2.5 LE with lender credit by $100+ Net at 2.5. The 2.375 and 2.625 quotes were just going down the rate sheet at LD, and up the rate sheet at better for comparison.

I'm really curious about this too. My refi is now "funded" but my previous loan does not show as being paid off. We'll see where things stand when the dust settles, but the double-interest could add up quickly on large loans like mine.

I have read the wiki and Step5: While applying take note to provide and send/upload all documents to the lender in as little of a time as possible as many lenders will drop your application if it's not received in 2 business days. Normal documentation.

I just spoke with a lender and asked for a loan estimate. The lender requested a copy of the mortgage statement and home owners insurance.

Does the above apply when requesting a loan estimate or when actually going through in applying for the loan?

The low rates of 2.375 or lower are rare cases. My credit is in the high 700's and
I just locked a cash out 30 year refinance at 2.75% for $250,000. no points/no fees.
Applied beginning of Aug.
took 21 days before my first contact from LC.

So has anybody here actually closed with interactive mortgage before? I'm going to jump ship from better because of their 2.375 no cost 30 year offer and nobody can match it but there's so many negative reviews online about them.
