Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Just received a LE from LC for a 30 year fixed at 2.75 with a lender's credit of 500. Seems a bit low on the credit compared to what I have read on here?

your lucky. yesterday I just locked 2.75% no fee/no credit 30 year. It's not going to get any better

1) Look at what you are paying monthly with the current lender
2) Take the LE from LC and see how much the monthly payments would be with the reduction in rate
3) take the closing costs you need to pay (A+B+C on the lending estimate).
4) Divide what you get in 3 with the amount you are saving monthly (eg if your costs are 3000$ and monthly reduction in payments is $300, then your break even for the re-fi is 10 months).
5) so in this case, if you are planning to stay in the house for more than 10 months then the refi makes sense
6) if not play with other rates and see what makes more sense for your situation.

that is pretty good. my discount cost to get to 2.625% would have been $2000. So that mean you got just a little bit of a better rate than me. This is my 4th time doing a refi and in this case to recoop that $2000 to buy the rate down it would take almost 8 years to get that money back. I just decided to go with the higher rate and pay no fees. actually before it got locked to my $400 discount fee was removed. All I know is in a a couple of months the rate will defiantly go up because of the postponed FED fee being imposed. I missed it the end of last month when it was really low.i looked all over the internet and 58% of the pros think the rates will not drop drastically again.

So what happens when the funds are not disbursed on the settlement date and are delayed? I'm having issues with the processor and escrow company not getting on the right page and having incorrect payoff statements. We already signed the closing documents last week and the funding should have already occurred but has not been done.

what's your LTV? Why such a big difference from what LC advertises on their web for 30 year fixed at "2.375%2.427%"?

My LTV 30% and loan amount is 207k. Maybe that is the reason why the big difference.

Varies per lender but you can get an idea of LTV and credit score thresholds by looking at LLPA matrix for loans sold to Fannie Mae.

the LTV fluctuates based on the borrower's individual circumstances.
My 2.75% was probably a little higher than a straight because i'm also paying off a large HELOC and I'm take $30,000 cash out.

Rates are generally trending higher. The best option always is to get to a rate where at the minimum you are not putting anything out of you pocket. for folks whose LTV is < 75% and credit score above 750 and a loan amount above 300K expect to get a 0 cost rate 30 yr at 2.625. Rates at 2.375 and 2.5 are not common any more
