Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Really ? I was told by Lemderfi that they know of only one bank that has bumped their rates. He said I should be ok if I lock in the next two weeks. Before October

Should I lock now ? I was waiting on LC to get back to me

Do notet however that the rates mentioned there are survey of mortgage lenders' rates and does not mean every lender has gone up by that amount. Currently two independent items contribute to the rate - the UMBS bond which fluctuates AND the g-fee increase both of which have no direct relation. So while so much is being talked about g-fee increase, it is very possible that umbs could fall in the coming weeks leading to a balance and rates staying where they are or even improving (glass can be half full).

There's no significant change in mortgage interest rates. Some lenders may have started adding 'adverse market refinance fee' to their costs already. Mortgage rates are expected to stay low in the immediate future. Don't panic but try to lock your rate before end of this month.

Even if the rates worsen I dont anticipate a huge jump already as the AMF/G Fee has already moved them up for many/most lenders. If the growth numbers are good from what was forecasted before then I can see them going up.


LC; might be pricing volume into the Rates and as of yesterday my 15 year rates were showing 3% which I think is their way of saying dont apply for the product. As of this morning my LC rates improved a lot in PA and another posted noted his worsened in TX.

i dont see an update on http://www.mortgagenewsdaily.com/...daily.aspx yet for today how do we know if rates worsen today vs got better do we need to wait till later in the day i guess?

Yup; shortly put its a gamble if you are into that Smilie. If you are at a high interest rate then its in your best interest to lock and move forward. The other aggressive group of serial-refinances (like me), nothing changes as your net cash profit increases or decreases but that's the risk part of the game.


The 10 year bond is what sort off dictates the mortgage from what I understand and that's still at a low % but it also takes time for the mortgages to go that low and close the gap. Unlike before having the AMF/G fee already on the horizon has already inched the market rates up so hoping for no other bombs making the rates go up by a lot.


My personal take is that rates might stay low but credits (dollars) will dry up including the AMF/G fee and other factors.

I am not wondering whether I should have waited a day or two before locking the rate. I sent the LE to two other lenders to see if they are willing to beat it.

All I was saying is that LC improved for me between yesterday and today to answer you LC specific question.


When PMing to other lenders; keep in mind that's not a true market rate comparison of what a lenders rates are and what they can offer out of the gate. Since they know you might go somewhere they can still offer you a competitive offer but will be making less on your loan which isn't a standard offering, just FYI and others to compare. Yes, if the rates better there will be more PM opportunities and more willingness to meet/beat the rate but its still a YMMV.

Still waitign on LC

THey all had same rate for 15 year...LenderFI - by far, had best package in terms of Fees.

While I wait for LC, is there any other place anyone would reocmmend. I have zero desire to apply to 15 places. But, if you found any other institution that is competitive with LC or LenderFI, Ill put in some more quotes while I await LC.
