Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

So rates appear to going up....I have a good deal with LenderFi, but waiting on LC. If I proceed with LenderFi and LC comes up with a better LE, what are my options? Has anyone gotten a lender to meet an LE once they started the Refi process?

Depends on the lender. My understanding is that LenderFi views locking as a commitment and does not want borrowers to shop around after locking. So it is unlikely that they will match another LE after locking.

On the other hand, it is well known that Better will match other LEs even after you are deep in the process.

If LenderFi is your best deal so far, my recommendation would be to ask Better, Ally, and LD to match/beat it. If they do, then lock one of those and cancel LenderFi so that you don't waste their time. If they don't, then lock LenderFi so that you don't lose your current best offer.

Once you get an LE from LC, if it is better than LenderFi, then shop that one back around to Better, Ally, and LD. At that point, go with your best offer.

good strategy! Although would like to "reward" the lender with the best rate rather than getting into the matching nonsense. But, given what you shared, it seems prudent approach.

I'm doing my refinance with LoanDepot. Apparently they had to apply the extra lender credit to reduce the principal instead of just cutting me a check after funding. And they still have to fix it with the escrow company, but I should have my loan funded today. I'll have to follow-up to make sure it actually happens.

only on new purchases. refi, they can take as long as they want. for me that was 21 days.

Applied with Interactive Mortgage on Monday and locked in at 2.625% with zero fees for $430K loan. They even paid for the Title fees which was surprising to me.

The only thing that rubbed me the wrong is that they initially told me I would get 2.5%, but in my LE I got 2.625% - The excuse was that I need to be at 60/40 LTV to get 2.5%, since I was 70/30 LTV I did not qualify.

The LO told me I can ask for an "exception" later if I want, but that's the best they can do. I didn't really want to argue, and because I was already going from 3.375%, so I agreed. I figured I can continue shopping and bail out if I get a better deal.

I am now locked in and waiting for the paperwork to process.

What do guys think? Will they budge on my exception?

How did they calculate your estimated home value?. How close are you to the threshold? Are you getting an appraisal? Or a waiver?

One lender tried to put in a higher property value in for the appraisal waiver and it went through. I don't think it mattered much for my rate but I think it reduced LTV by like 7%. I did not go with that lender. I got the impression that it doesn't tell you the max value allowed for your property to get waiver but you can try to submit different amounts to see it is approved?
