Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

i was going to have to pay $400 discount fee (not buy down points). but when he finaliy went for the rate lock the fee was removed. so. no discount , but no fee as well.

You should check with yourself to see if you might consider estimating you appraisal 3+% more if you are close. Worst case you dont agree with yourself and best case you get an appraisal waiver Smilie.

It took more than a month for LC to get back to me. It's better to lock the best rate you can get and continue to shop around rather than waiting for a rock bottom rate that you are not sure of getting. Good luck getting any traction if your amount is <250k.

BlueSpot sent me email last week saying
"As I'm certain you've seen in the news, Fannie Mae & Freddie Mac will be increasing the cost when refinancing, (link to article below – bottom of this email message) charging a fee equal to 0.5% of the loan amount on all refinance transactions. That fee is for loans that are delivered to Fannie Mae & Freddie Mac starting on December 1, which means that fee will be present on any lock executed after September 16 2020. "

So not sure any lender has a specific date - other then possibly how long on average it takes to close and sell your loan. But yes, if lenders haven't already added the "fee" into their pricing I suspect it will not be long before all do.

Yea, so they probably used the number you entered when you submitted the loan app which was approved for the waiver so then just went with that number. I would calculate the minimum amount required to get you under the 70 threshold (or whatever threshold gets you the lower rate). Then ask them to check if that number is still eligible for an appraisal waiver. I'm not sure if they would entertain this type of request but LenderFi was able to do this almost instantly when I was on the phone with them (without me asking for it). They checked the value I submitted then raised the value by like $10k and said it went through.

The only thing that isn't great is their Title Insurance fee but they said I'm welcome to shop around.

Nice! I'm locked with better now. Their title costs were high but a couple days after I locked, I noticed they had already sent the request to their title company. At that point, I sent them a note saying their title costs seemed high based on the title costs from my last refi and asked if that was just an estimate or the final price. They asked me to send the title quote and they would try to match it. they not only matched it but beat it by like $300. It ended up being like $700 less than their initial estimate. Not sure what would have happened if I didn't say anything, maybe it would have gone down as part of the process?

Yes. but the fine print is very specific. https://better.com/faq/better-gua...fine-print I e-mailed the closing disclosure and signed copy of the mortgage note to the Loan officer and they mailed me a check, the offer was $1000 at the time. My second refi they beat the offer and probably made their $1000 back.

Navy Federal CU also has a rate match offer https://www.navyfederal.org/membe...-match.php, but is impossible to meet the terms of the fine print, because they never call you back "within 3 calendar days of locking your interest rate at Navy Federal" Even though the system e-mails you saying your rate is locked, don't worry, we'll honor your rate. They never paid the $1000 saying the Rate was not locked.
2nd Refi, they beat the offer, but said I had 24 hours to respond, but they next day they did not answer 3 phone calls /voice mails and 3 e-mails, and when they finally called me back two months later, after I already closed with better, they offered $5000 more expensive offer than the one they were offering because I "did not respond within 24 hours".
Navy federal kept upping the estimate of how many days they are averaging to close, which at last, said they could take up to 180 days to close. 6 Months to close!

Has anyone ever used Beeline? https://makeabeeline.com/pricepact/ You have to go through the website for initial approval, then e-mail them a LE within 3 business days of their LE to forward to the price pact team, who checks rates and e-mails back their best offer. They matched the offer but that's it.
