Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.
Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.
Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.
This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).
You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)
You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).
Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.
If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Here is a photo of my loan estimate from Loan Cabin, my lender credits should be closer to 3K based on my initial conversations with Bob so i'm following up with him on that.
I do see title insurance in my estimate. I reached out to Owning but I didn't quality for the no cost refinance option since my LTV was 73%, it has to be 50% or lower when I spoke to them. |

2nd Refi, they beat the offer, but said I had 24 hours to respond, but they next day they did not answer 3 phone calls /voice mails and 3 e-mails, and when they finally called me back two months later, after I already closed with better, they offered $5000 more expensive offer than the one they were offering because I "did not respond within 24 hours".
Navy federal kept upping the estimate of how many days they are averaging to close, which at last, said they could take up to 180 days to close. 6 Months to close!

At least Better honored the guarantee for you even at $1000 compared to NFCU who were not keen at all. Kudos to Better for that. I have done 2 refis with them with great experience. I will definitely use them in the future.
I sent them my closing disclosure from my refi last year which showed much cheaper title costs.. If they weren't going to match or adjust, I would have contacted the title company I used on my last loan to ask about a reissue rate. But better adjusted their price so I didn't have to get another title estimate.
Edit: better's title company cleared in about a week.. Very impressed

I'm in the middle of a ref with them. My 60 day lock started on august 5th and expires in 2.5 weeks and I've barely heard from them since locking. 2 weeks ago my loan agent told me I was in the "underwriting queue" and he didn't know when things would move forward. I'm supposed to have an appraisal done and as far as I know it hasn't even been scheduled yet.

Ahh got that question now: Radian does in fact work with Better (I guess I should include that up in the main post as well with how they are not working with all lenders and include a list of lenders they are working with to help everyone).
With the email listed you can email them and ask for a quote and mention you are working with Better and they should email you a quote. Thats what I did as well as others or simply let Better know to use them. Its weird as you wont know the estimated charges for weeks but they are the cheapest hands down so be rest assured.

When I reached out to Radian, they got me a quote the same day that I was able to forward to my Better processing expert.

The companies that had the best rates for me at the time were Hippo.com and Lemonade.
Hippo offers discounts for smart home devices, such as self monitored home security systems and a discount for my Dome Z-Wave Plus Water Main Shut-Off Valve Controller ($60 on slickdeals front page several times) which is automatically triggered my my smartthings leak sensors. The sensors are kind of a duplicate system of what I already have, but are multi-function leak, temperature, motion, and sound (so I'm using it to listen for the Fire alarm, and notified my phone when I hit test on the firealarm)
After switching to hippo, I switched auto as well, so progressive was cheapest for me, with geico coming in 2nd. Progressive also now offers home insurance so at renewal, if Hippo is not still the lowest, I may consider progressive home.
In all, better prompted me to shop those and saved me about $500 per year on home, about $400 on auto, and I dropped my $200 umbrella and $550 flood which in hindsight I probably did not need in the first place, for a $1650 per year savings, which more than covers an increased deductible.
Even if your not using Better, it's worth reviewing if splitting up a multi-policy discount combo is worth it for you with hippo, lemonade, progressive auto/home, geico, etc...
