Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.

Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

30 Year Fixed best rates (Assuming Good Credit & 20% down, low LTV, low DTI, etc etc):
All listed lenders are here because I shopped them and have encountered competitive pricing and not because I get any sort of a kickback....use this as a gauge for the latest but note that things can change week to week, day to day and even hour to hour:

07/14/2021 2.875% Better.com- Will consider Lender Match to beat Competitors and combine with Amex cashback (Click here for additional Forum thread details). Amex's "Digital Assist" Team @ 800-297-7500

07/14/2021 2.875% LoanDepot.com - Is competitive but works better if you have another offer for them. My LO Luke Dean
[email protected] 949-652-4521

07/14/2021 BSMFunding (David Pressel) - Call to get the latest rates (no published online). Very competitive rates; get everything in writing via email!

07/14/2021 2.5% LoanCabin [loancabin.com] - Most Competitive but refinance times have grow to almost 6 months for many people so proceed with caution as recent reviews indicate normal 1 month closing. Generally do not charge for big Lender Fees (A+B on LE) as they are under $100 in most cases; esp if appraisal is waived for your scenario.

07/14/2021 3% LenderFi - Competitive but might be slow and not work on beating other lender rates.
30 Year Fixed Jumbo Best Rates (Assuming Good Credit & 20% down):
TBD
15 year Fixed:
07/14/2021 2.0 % Better.com; matches Bankrate rates for themselves.
07/04/2020 2.5% NIH Credit Union with Lender Credit
Title Company Comparisions:
RadianTitleDirect.com - OP has used them for almost a decade with getting best rates (closed after Covid, Lender must submit order as consumer side is closed).
ALTTitle.com
https://www.valerotitle.com/ - Texas only.

I think a lot of people get confused with regards to "no closing cost". Specifically I think that is with regards to A+B+C (as referenced in this post by volcomssj48 - https://slickdeals.net/forums/showpost.php?p=138543920&postcount=138)

As per volcomssj48, this is a good place to go for a basic understanding of the LE (Loan Estimate) that should be provided to you by each lender once you give all of your information: https://www.consumerfinance.gov/o...-estimate/

I'm in NJ so I can't really shop Title Insurance much as it's the cost is regulated by the state, however in other states, you can really cut down some of the costs in section "C".

Loan Cabin - DetailsWARNING. DO NOT GO WITH LOAN CABIN. TRUST ME.
I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.

Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

If the information in this WIKI does not cover your questions, then please ask. We will answer and update WIKI accordingly.

Thanks - MeAPhool

Here is a photo of my loan estimate from Loan Cabin, my lender credits should be closer to 3K based on my initial conversations with Bob so i'm following up with him on that.

I do see title insurance in my estimate. I reached out to Owning but I didn't quality for the no cost refinance option since my LTV was 73%, it has to be 50% or lower when I spoke to them.

Radian is a title company that works with Better and offers good rates. Search the thread and you will find their contact info. You can email them for a quote.

Once you have the quote, you can ask Better to match the price.

Wow, that's an incredible rate. I'm also with Loan Cabin and hoping I can float down below 2.49% at no cost if the rates continue to drop into October when I'm scheduled to close.
Hi Peter. How long did it take once you locked and filled out initial disclosures and submitted docs on the online portal to be contacted by the loan processor for loan processing?

Is everything going smoothly thus far? Besides the waiting game.

Yes. but the fine print is very specific. https://better.com/faq/better-gua...fine-print I e-mailed the closing disclosure and signed copy of the mortgage note to the Loan officer and they mailed me a check, the offer was $1000 at the time. My second refi they beat the offer and probably made their $1000 back.

Navy Federal CU also has a rate match offer https://www.navyfederal.org/membe...-match.php, but is impossible to meet the terms of the fine print, because they never call you back "within 3 calendar days of locking your interest rate at Navy Federal" Even though the system e-mails you saying your rate is locked, don't worry, we'll honor your rate. They never paid the $1000 saying the Rate was not locked.
2nd Refi, they beat the offer, but said I had 24 hours to respond, but they next day they did not answer 3 phone calls /voice mails and 3 e-mails, and when they finally called me back two months later, after I already closed with better, they offered $5000 more expensive offer than the one they were offering because I "did not respond within 24 hours".
Navy federal kept upping the estimate of how many days they are averaging to close, which at last, said they could take up to 180 days to close. 6 Months to close!

Has anyone ever used Beeline? https://makeabeeline.com/pricepact/ You have to go through the website for initial approval, then e-mail them a LE within 3 business days of their LE to forward to the price pact team, who checks rates and e-mails back their best offer. They matched the offer but that's it.
Well I didnt read their fine print. They got back today saying only loans under 500K qualify for price guarantee and mine was 688K. Oh well, I just gave it a shot.

At least Better honored the guarantee for you even at $1000 compared to NFCU who were not keen at all. Kudos to Better for that. I have done 2 refis with them with great experience. I will definitely use them in the future.

What did you send them ?..where did you get a quote from ?

I sent them my closing disclosure from my refi last year which showed much cheaper title costs.. If they weren't going to match or adjust, I would have contacted the title company I used on my last loan to ask about a reissue rate. But better adjusted their price so I didn't have to get another title estimate.

Edit: better's title company cleared in about a week.. Very impressed

Can credits be reduced after locking and signing disclosures? I am seeing posts on Boglehead that LD has been reducing credits and charging new fees.

Please clarify are we talking about all items listed under section C on the LE? My cost is $1215 with Better. I actually thought it was pretty low. But maybe I should shop it...

Dave addressed that question:

Quote from davepressel :
It is HIGHLY illegal to change the terms of a loan that is already locked, signed by the lender, and countersigned by the borrower. The only time that could happen would be if there was a valid Change of Circumstance (COC). Examples:
  • Change in credit score or loss/reduction of income
  • Appraised value comes in way lower than anticipated
  • Doing cash out when you locked as a regular refinance

Any loans locked should be smooth sailing.

I'm curious if anyone has successfully closed on a loan from Loan Cabin (LC)
I would like to know this as well.

I'm in the middle of a ref with them. My 60 day lock started on august 5th and expires in 2.5 weeks and I've barely heard from them since locking. 2 weeks ago my loan agent told me I was in the "underwriting queue" and he didn't know when things would move forward. I'm supposed to have an appraisal done and as far as I know it hasn't even been scheduled yet.

Ahh got that question now: Radian does in fact work with Better (I guess I should include that up in the main post as well with how they are not working with all lenders and include a list of lenders they are working with to help everyone).

With the email listed you can email them and ask for a quote and mention you are working with Better and they should email you a quote. Thats what I did as well as others or simply let Better know to use them. Its weird as you wont know the estimated charges for weeks but they are the cheapest hands down so be rest assured.

Yes. In my case, section C was originally $1100, and Radian quoted me $900. I agree that $1100-1200 is already pretty good though.

When I reached out to Radian, they got me a quote the same day that I was able to forward to my Better processing expert.

Thanks everyone for your help. You save me THOUSANDS!
Someone made a comment here that saved me $1000 this week as well, so Thanks.

My contribution for the day:

Better automatically shows options for homeowners insurance during the process.

The companies that had the best rates for me at the time were Hippo.com and Lemonade.

Hippo offers discounts for smart home devices, such as self monitored home security systems and a discount for my Dome Z-Wave Plus Water Main Shut-Off Valve Controller ($60 on slickdeals front page several times) which is automatically triggered my my smartthings leak sensors. Even if you do not have an existing smarthome setup, they send a notion system two sensors for free. Like this https://www.amazon.com/Notion-Sma...B07P83QFT1 but with only two sensors.

"Your Hippo home insurance policy comes with a complimentary smart home monitoring system and a discount on your premium for protecting your home against common risks like fire, water damage and theft." in "AZ, AR, CA, CO, CT, DE, GA, IL, IN, NH, NV, OH, PA, SC, TN, TX, WI, MO, MN, NM, UT, VA, MD, NJ, OR and NE. Smart home discounts are given at the time of purchase to eligible homeowners and require activation of the system provided."

The sensors are kind of a duplicate system of what I already have, but are multi-function leak, temperature, motion, and sound (so I'm using it to listen for the Fire alarm, and notified my phone when I hit test on the firealarm)

After switching to hippo, I switched auto as well, so progressive was cheapest for me, with geico coming in 2nd. Progressive also now offers home insurance so at renewal, if Hippo is not still the lowest, I may consider progressive home.

In all, better prompted me to shop those and saved me about $500 per year on home, about $400 on auto, and I dropped my $200 umbrella and $550 flood which in hindsight I probably did not need in the first place, for a $1650 per year savings, which more than covers an increased deductible.

Even if your not using Better, it's worth reviewing if splitting up a multi-policy discount combo is worth it for you with hippo, lemonade, progressive auto/home, geico, etc...
