Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I applied to Loan Cabin on 08/15, got a phone call with Bob on ​08/19 to lock in at 2.49% no cost, signed e-disclosures and uploaded documents on 08/21, entered processing 09/09.

Right now i'm just waiting on further information, hoping to get an update later this month since I am scheduled to close in mid October...

I believe LenderFi has special negotiated rates with their title company. I believe they usually use Amrock for title. You can reach out to Amrock to get a quote, but I'm pretty confident that if you go direct to them, the quote will not be as good as what LenderFi has negotiated.

The bottom line is that you probably won't be able to replicate the $713, but you will probably be able to do better than $1290.

8/5 - Applied on the website
8/27 - Got an email from Bob asking for some basic info that I had already entered into the application. I responded in 15 minutes.
9/2 - Called since I never heard back after providing the info in the previous email. He sent me a rate table while we were on the phone.
9/4 - Wanted to get updated pricing and potentially lock, so I left a voicemail and sent an email. Didn't hear back.
9/8 - Called and got updated pricing. Locked.
9/9 - Received a generic welcome email that said I should get my e-disclosures within 3 business days.
9/14 - Called to say that I didn't get my disclosures yet. He said he would check it out. They transitioned their email system which is causing some problems.
9/16 - Follow up email; no response.

Still waiting for disclosures / LE.

  • Aug 2: LO replies to my email with a quote
  • Aug 5: I asked for a new quote, they provide, I request to lock that date, and LO confirms the lock
  • Aug 10: I receive an email saying my file has moved into processing and asking me to upload all the documents they want. Seems like nothing I uploaded on July 23rd was used. Oh well, I re-upload everything that day and complete all the disclosure docusign tasks.
  • Aug 19: 2 weeks had gone by and I hadn't heard from anyone so I emailed LO asking for an update. No response
  • Aug 26: I email LO again asking for update. He responds stating that I am "in the underwriting queue" and he "does not have an update at this time". I ask how long I should expect to be in the queue. No response.
  • Sept 14: I email LO again asking for update. No response.

My LC Timeline:

Applied June 28th
Locked July 2nd
August 30th 60 day lock expired
September 16th received email at night from loan processor asking for recent paystubs, etc

Finally got the email today asking for new paystubs, hopefully will close soon but it's going to be about 3 months now with minimal communication. They are extremely busy.

I locked in 9/9, signed disclosures and submitted docs 9/10, and received my loan has been sent to processing on 9/16.

My LO said around 30 days to hear from processor. We are scheduled to close 11/6/20. We'll see hopefully we meet that date.

You know what...you may be on to something here. I'd go a step further and wonder if everyone who got assigned to Bob has the same loan parameters as you both? I was assigned a different LO for LC.

I have that sweet spot loan, $435k <60% LTV with my cash out refi. I got a quick response to lock in my rate, and communication has been fast and pleasant. I got into my portal quickly and was submitted to processing que fast as well. The real test now is how fast they will close. I asked my LO and she said everyone is placed in line in whatever place they fall in so not sure if my thinking is correct.
