Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Recently wrapped up my first refi in WA state using Lenderfi. Started by shopping rates at a bunch of lenders. Lenderfi was most competitive by a pretty wide margin and just went for it. Overall, super low key experience. No appraisal. Went from 4% to 2.625% on 235k 30yr fixed. Little under 50% LTV. ABCE was ~$1500, no lender credit.

I also want to thank everyone here for the time and effort they've put into educating folks new to refinancing. Thank you!

Has anyone experienced a last minute call from your current lender to keep your business in the process of refinance?im out of underwriting with LC but since I haven't signed final CD yet can I still go with my current lender if they their written offer is better?

I'd like to know as well. My current lender as well as my prior both reached out but 1 of them was terrible rates so I didn't both following up. This is before I found SD and bogle threads and knowing you can ask for LE matching.

How long were you in underwritting? Do you mind posting a time line for us fellow LC users? Smilie

Also was CD close to the LE? I've seen others post the CD not matching LE where lender changes credits or rates.

Now you have me thinking....maybe rates in 6 months will go up above 3% and if I opt for 2.75% I will be stuck when I could have got the 2.625%. 🤔🤔

Dude you can completely sign everything can close on the loan and THEN have 3 more days to cancel your mortgage. If you have a good enough deal somewhere else then tell the one you are working with that you are withdrawing but make sure that you have a locked deal with the new Refinancer.


I say the last sentence as I got a deal with Caliber only to have them make up excuses after they told me "that they guarantee" the numbers will be what they are.

I don't believe they run it when you submit the app. In my case they did it when I locked the rate (which was a month after I submitted the app).

No they do not. They will explicitly ask you to run the credit when giving you the loan estimate. I applied 7/24 but my credit was run 1 week later when they gave me LE. I could see that in my credit reports.

Yes, this happened to me twice. During refi when they order the pay off quote from current lender they wake up and realize that this loan will be paid off and will lose the high interest loan that they have financed. I was offered a "Rate reduction offer" with no cost and all I have to do was sign one document. This was when my rate with them was 3.375 and they offered to reduce it to 2.875. Just for kicks, I asked them to send the paperwork for me to read the terms. First thing I read was the fine print in the last page and the first line was this "rate reduction may affect your credit!". Obviously I called them out and told them no thanks.

They did not disclose that important line during the call. So, please read before you sign anything. If something is too good to be true, you know the rest Smilie

Wow, almost a 30 day close with Lenderfi. Loancabin is looking like at least 60 with me. Congrats. They wouldn't meet LC rate when I approached them and it's going to take about 8 months to make up the difference in interest paid for the extra time.
