Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

All, I can assume is the above email is not in error and that they baked the fee in during the above window and is on their Rate Sheet but never took it out and so loans that had it but are closing in time for them to be able to sell back to Fannie/Freddy (possibly through October) are getting the money back.


Deff, nice of them as I dont know the regulation around this as its not a LE item and sounds like not something they would need to give back, dont know, unprecedented.

Me thinks there's some kind of guideline Fannie made them follow, and maybe the way the lenders baked the fee in their system showed a violation of the guideline so they had to give it back. Customers should have frown faces as they receive the refund checks cuz the lenders almost got away with it.

Shahhere, I think you've solved a little mystery for me.

After I jumped ship from LC to Better because they were moving so swiftly I took advantage of being able to see all the rates and decided to move to a 20 yr note for our refi. The same day our appraisal came in (and came in good). I went from 30 lender credit to 1250 in lender credit (Original rate sheet for the 20 year had the 30 and then went to 1250 . At first I wasn't going to ask questions for such a favorable change, but it appears to be the difference of .5% in the loan amount.

We have cleared underwriting and just waiting on title.

To anyone who things I am bragging ( I am not) as I am posting simply for the sake of information sharing.


That said; I think I lucked out on this part as well as I took the Max credit they give internally which is $4999...the refund email is an added bonus as its over that limit. Had this been worked out the other way then I am not sure if they would have let me take the extra funds on top of the $5k limit.


Another user noted $3775 0.5% credit and might have been in the same situation if it had'nt been a credit post close.

Looks like my quote was glitched.

Bob is my Loan Officer too, I entered processing on 09/09, I'm scheduled to close by 10/19 based on the portal information but we shall see. I'm hoping to get an update later this month or early October on the underwriting process.

anyone has experience with loan depot refinance, got similar email when it is done with underwriter

These two "conditionally approved" and "In the near future" words in the email really worried. or Is it their regular processing email?

Have my loan in conditional underwriting approval, but before we can move forward, had to close my HELOC (Had $0 balance on it)... I have been waiting to 2 weeks now to close that HELOC and get letter of confirmation that it was closed :o ...
Has anyone had this problem and is there any way to expedite it? Bank of America was servicing that HELOC and wait times on their phone lines have averaged 90minutes or so due to pandemic

Wow, I'm closing with them next week it looks like. But my understanding is this fee wasn't built in to my pricing.

My refinance with LD has passed the 60 day lock. Now waiting for them to re-do the loan documents as it added in a Points hike plus they have my escrow #'s all wrong. Hoping to get this thing closed soon but taking longer than expected.

Has anyone been able to refinance their primary mortgage when there is a home equity loan as second lien that will not be paid off at closing? It seems there is reluctance by lenders to do a refinance of the primary mortgage even though the home equity loan is subordinate.

anyone received a flyer in the mail from QuickenLoans stating "You get $250 READYperks visa incentive card if we can't match or beat any mortgage offer?" I already locked with LC and wondering if I should give them a call. I tried a few other lenders and they all couldn't match the offer.

Yes, I did this on my previous refi after receiving the flyer. The first time I called the number on the flyer, I was connected to an LO who asked what my existing offer was, said he couldn't beat it, and was ready to hang up. I asked about the $250 offer, and he said he couldn't help me.

Then I called back and was connected to a much nicer LO. He said that in order to be eligible for the offer, they had to take my full details and do a hard credit pull. I was a little annoyed, but it makes sense that they would need to do this, and fortunately the process didn't take very long. I then sent him my competing LE. He put me on hold for a few minutes, came back, and told me he couldn't beat it. He said to call Client Relations to get a claim form for the $250 offer, and he gave me the loan # associated with my file in case I needed it. I think he gave me the wrong Client Relations phone number, so I had to get transferred to get to the right dept., but I eventually got to someone who was able to email me a claim form.

After I closed on my mortgage, I submitted the claim form along with the required documentation (the competing LE I had sent and my final Closing Disclosure). The next day, I received a confirmation email followed by another email saying that they have confirmed my eligibility and will be sending out the card. I got the card shortly thereafter.

Overall, I spent more time on this than I would have liked, but it was probably worth it. Hope the info above will help you in saving some time. One possible tip: see if you can get a claim form by emailing [email protected] (the same place where you submit the completed form). That may save some time trying to get connected to Client Relations over the phone.

Haven't seen such an email. When did you lock rate?

Did you sign closing disclosure before expiration?

Update on my LD loan. I am at 40 days. Signed closing disclosure. Closing is planned for last day of this month fingers crossed. I will still be making mortgage payment to my current lender BOA due for Oct 1st. How long do lenders take to refund credit on loan balance?
