Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

9/22 I called Interactive Mortgage general line off the website, and got a hold of someone within minutes. The LO told me the rate would be 2.625% no cost, but he suggested waiting till tomorrow for possible lower rates
9/23 Locked at 2.5% no cost (A+B+C) he said. Got my first LE, and he rushed me into signing it. After I noticed the rate of 2.625%, he said he would have to work on the appraisal waiver to get me 2.5%. Within the hour, he sent me an updated LE showing 2.5%/2.503% Rate/APR. Part A show $0, Part B shows 450 for appraisal (though there is a waiver), $11 for credit report, $13 for flood certification; Part C shows $135 for signing agent fee, $375 for title insurance, $38 for title loan payoff fee. Part D (A+B+C) is $1022, but lender's credit is -726.

Regardless, I signed the paperwork though things aren't exactly the way he said, and I noticed part F and part G numbers look off. The HOA prepay is way lower, the LE shows I'm getting a $300k loan though I only owe $294k. Lastly, he said we're in quiet period of 17 to 20 days so no news is good news.

Can I get some mortgage wiz to tell me if I should be worried? Or since this is all normal for the initial LE details to be off, except for the rate and A+B+C?

I'm currently at 65% LTV, so the rate for me would be 2.5%. Wondering if it makes sense to bring money at close to get to 60% LTV for 2.375%

You should see that in the total "Estimated Cash to Close" and it should have the box checked "To Borrower".

Most people get concerned when a lender increases their loan amount because it's a potentially sneaky trick scrupulous lenders do to make a refinance look to be 'no cost' (which is just to make the borrower finance the closing costs without them realizing).

But since you have a lender credit to cover most of A/B/C (and I think even more assuming the appraisal charge comes off in your closing disclosures), and the $300k is a valid reason (some lenders, like owning, won't do a refi for less than $300k), I wouldn't be concerned. You get the cash back through escrow and can either a) go invest it for a higher return than 2.5% you're paying on it or b) turn around and pay down principle on your new note so that you don't pay extra interest on it.

Someone else may know better than me, but may be some risk the cash back is enough to be considered a cash-out refi, instead of a rate/term.

Are you sure your appraisal won't come in higher. 5% pay down is on the fence for me to pay down for .125 improvement in rate. I probably wouldn't do it but if it was a bit less I would.

Don't see any issue. Yes you are increasing loan size, but it's to get a lower rate. If everything plays out exactly like this estimate*, you'll get $2k back at close. Then turn around and use that to pay your principle back down.

*Note: it won't be exact because your payoff of your current mortgage will change based on when you actually end up closing, and your prepaids will change slightly, but the concept still holds.

I refied twice in the past 4 months, so appraisal probably won't change much. Doing some calculations, you're right, it wouldn't make much sense to paydown 5% for .125 rate change
