Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Just to clarify what others have said - you'll have to sign a lot of LOAN paperwork again. When you were buying your house, you also were signing a lot of purchase agreement/sale paperwork as well (which you won't be doing)

Good afternoon everyone,

I just got an email from Bob at Loan Cabin, my loan application has been sent to underwriting. The strange thing is I entered processing on 09/09, but as you can see in my photo below all the dates were change to 09/28 lol...

Original application submitted on 08/15, locked and signed disclosures on 08/21, uploaded al documents on 08/21, enter processing 09/09, and now entered underwriting on 09/28. I am scheduled to close on 10/19 based on the portal information.

An LO at LoanDepot said that it will take 5 weeks from locking before one should expect any update, so maybe LC isn't too far behind.

I think LC isn't getting as hammered as they were in August. My LO there said that one should still expect the process to take 60 days from lock if not longer, but that they aren't as busy as they were at the peak. He noted that there was a mad rush of people trying to refi before the 0.5% G-fee got priced in.

Yes, I received both messages within minutes of each other. When I got my loan estimate on 08/10/2020 they asked me to upload my financial documents so not sure if that helped moved it along.

Thanks OP. I wouldn't have bothered looking if not for this thread. My local mortgage guy probably eats up way too much lender credit in name of giving us no cost rates. Shaving off .5% on my current rate that i just closed a month ago.

In my case LC is way far behind- I'm at 9 weeks since locked. No official update from loancabin. Frown
the only way I know I'm still on their radar is the appraiser did come and my homeowners insurance was revised.

IM is really competitive right now. My strong suspicion is that they haven't baked the 0.5% G-fee into their pricing yet. Lenders who can close in 30-40 days may not be pricing in the fee just yet. Anything beyond that and I'm sure they are.

That makes sense. IM comes with 30-day rate lock, whereas LC comes with 60-day rate lock. Although LC loan officer pushed me to lock ASAP before the end of the month to avoid the 0.5% fee.

The difference is the lock duration. With 30 day lock, LC was also 1.99 but they said closing is at least 60-70 days out and LC will cover cost to extend lock if it goes beyond 60 days.

I have a question.
I refinanced with Better.com using the $2500 Amex deal and the loan was funded on 8/15. I have not received the $2500 credit from Amex. If I refinance with Loan Cabin now, will I lose my $2500 credit with Amex. I am not sure if I have to stay with Better.com until I receive the credit.
