Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I've not found better than LenderFi for 10 year fixed in CA.

Did LOTS of research, and thanks to whoever mentioned LenderFi here! Ha ha

1.75% 10 year fixed

$6,656 in points (closing costs)

Plus 3rd party fees = $1,192 (B+C)

Line D = $7,848 total losing costs

LoanMonkey and Rate Rabbit also had 1.75 for 10 year fixed, but closing costs between $13,928 and $14,973 respectively.

Anybody find better on 10 year fixed?

I had locked 1.99% in CA with LC as well. With Lender credits I'm getting $500 back to cover prepaid interest. No escrow as well. LC is the best if you are ok to close in 60-75 days.

Closing cost is too high. You can get 1.99% 15 years with Interactive or LC with no closing clost

Has anyone locked with 2 separate lenders? I wonder what your experience has been, especially towards the latter part of the refinance process. When in the process, or how did you break it to your lender that I'm going with Lender Y because Lender X is better?

I've done this and asked Lender #1 to match lender #2. Lender #1 matched rate but wouldn't match credit after I pushed it. Lender #1 said "I don't think we are a great fit and you should proceed with Lender #2". I then told him to close my loan app, which we were in underwriting.

Also locked with a 3rd lender and backed out...he got very upset unfortunately but it is what it is.

Thanks quizzer- true, the APR is lower with 15 years at 1.99% and no closing costs, but the interest paid over 15 years at 1.99% versus my 10 year loan at 1.75% is much higher, even accounting for my closing costs.

1.99% 15 year refi w/no closing costs = 80,318 total interest paid.

1.75% 10 year refi w/7848 closing costs = 46,297 total interest paid, + 7848 closing costs = 54,145

80,318 - 54,145 = 26,173

So assuming my math is correct (big assumption with me!), I've spent 26,173 less over the 10 years at 1.75% than with the 1.99% 15 year refi you mentioned, right?

I'd pass on goMortgage.... its not competitive for my
LTV 40%/280k loan/800 credit score

I can see where you're thinking this, but that's not a fair comparison as you're mixing in the term differences. There's nothing from preventing you from paying a 15 year in 10 years. Run the amort table on 1.99 as if it were a 10 year. how much is the difference then?

Also, this assumes you stay in your house the full amort period. If you move, you 'lose' the amount you paid in points (in the sense that you no longer get the benefit of the lower interest rate).

Thank you for sharing. I locked in on 9/24 so it really has just been 5 days. My Lender 1 has my LE with incorrect amount of loan because he said it needed to be $300K to lock at 2.5%. Lender 2 is $294k at 2.5% and says that is not true, so I think it's just an internal lender requirement at this point. I'm not sure what to do, or how far down I should wait before breaking the news to lender 1. Anyone has any suggestions?

If anyone waiting to lock at LC, wait until Thursday or Friday to get even better rate (though it is tough to say you will be able to get them to respond to you on those exact days). UMBS has been going up day over day since Monday and LCs takes 3 days to update/sync their rates with UMBS these days...so if Friday is the last day to lock before g-fee increase then Friday is the best day to lock at LC since today's UMBS is the best in a while (though not as good as Aug 4th when it was all time best).
Even with G-fee coming into the picture next week, I think due to UMBS gains, we might not see bad rates next week if UMBS stays the same as today or continues to improve.

Yes, some lenders like Interactive Mortgage (and maybe Owning?) have an internal minimum size requirement.

Unless the $300k loan size is taking you from a rate-and-term refi to a cash-out refi, there's no big harm in going with the $300k and paying down some principal after the loan funds, which will get you back to the same point.

If you are otherwise getting the same deal between Lender 1 and Lender 2, and you feel comfortable with either of them, then I would recommend breaking the news sooner rather than later. If you are worried about one of them being able to close, or if you are in a hurry to close, then you could hold onto both and see who closes first. Either way, I would be upfront with them so that they know what is going on. There is also a decent chance that once you break the news they will try to sweeten the deal in order to hold onto you.

Finally, I'm sure you thought of this, but you could try to get Better/Ally/LoanDepot to beat one of these lenders if you haven't already.
