Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I agree closing cost is way too high. If you prepay towards principal on the 1.99% 15-year loan as a 1.75% 10-year loan, you actually are better off.
With 1.75% you are paying present dollars (7,848) in closing cost.
With 1.99% you are prepaying towards principal but aside from the first pre-payment, all future pre-payments are future dollars which is cheaper. Even if you took inflation out of the picture, it's still cheaper to go with 1.99% and prepay principal.

It appears you are refinancing $510K based on your #'s. Assume mortgage start date is today (9/29/2020) to give you reference on when mortgage is paid off.

What I want to show you is that you are much better off delaying your payment and taking 15-year. Please ask if you are not able to understand the table I showed. All numbers based off of bankrate's amortization calculator.

If you don't want to invest your money and just want to pay down mortgage, I would do the 3rd row in the table, just pre-pay your mortgage at the same monthly payment as 1.75% @ 10 years. Essentially you get to keep $6,491.74 ($7,848 - $1,356.26) in your pocket initially and you save on total interest.


EDITTED TO ADD

If you really wanted to be more aggressive, you could pre-pay even a bit more to cut down the time and total interest since you are willing to put up $7,848 in closing cost). Just for kicks, I added $50 more per month in your pre-pay (over time, equal to $6000 ish 12*50=$600 * 10yrs = $6000)

Thanks for your timeline! I start 7/24, but our loans entered underwriting on same day 9/4 since my appraisal is waived. My house is at best worth the loan amount on your condo, so maybe yours is prioritized due to the size of the loan. I have yet to get closing documents. Did you follow-up a lot during the "underwriting" wait? I have just given LC the benefit of the doubt and not bothered them at all. However if it helps, I will send a "how's my loan doing in underwriting" email.

I did not - I was hands off and let the process play out. As we got closer to the end of the process (from 9/17 onward) Samantha was very responsive - I think before that she's just waiting on underwriting/other departments to finish their work.

You were very patient... waiting for almost 2 months to get an update on your file.

I guess they add the fee after weekend. I lock the 2.125%, 15 years with similar ABCE fee. For reference, LC also provides me a similar quote today: 2.125% & 15 years with $700 discount charge.

Got it, thanks - it shows today (9/29) as the contract closing date. However, the notary just cancelled my document signing appointment for today - so we'll see if that date shifts to tomorrow in the portal when the new appointment is made.
