Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Does any one worked with LoanCabin Eric Perschke? Looks like new guy. I applied at loancabin website on Aug 29th and he emailed yesterday asking for what is your credit score and other loan detail. No answer today.

When do you unfreeze the credit report so that LoanCabin can give LE?

What I want to show you is that you are much better off delaying your payment and taking 15-year. Please ask if you are not able to understand the table I showed. All numbers based off of bankrate's amortization calculator.

If you don't want to invest your money and just want to pay down mortgage, I would do the 3rd row in the table, just pre-pay your mortgage at the same monthly payment as 1.75% @ 10 years. Essentially you get to keep $6,491.74 ($7,848 - $1,356.26) in your pocket initially and you save on total interest.


EDITTED TO ADD

If you really wanted to be more aggressive, you could pre-pay even a bit more to cut down the time and total interest since you are willing to put up $7,848 in closing cost). Just for kicks, I added $50 more per month in your pre-pay (over time, equal to $6000 ish 12*50=$600 * 10yrs = $6000)

Yes ignoring investment, if the goal is to pay down quicker, I would go with 15yr 1.99% and prepay to principal. You can generate the amortization chart to see when you "catch-up and start paying less interest with the 1.99 loan". It seems illogical but it is because you are allocating more to principal on the 1.99 loan vs the 1.75 loan when paying the same amount.

I doubt any lenders have prepayment penalty. It would be part of the official loan estimate. An example would be here: https://www.consumerfinance.gov/o...-estimate/

Look at the Loan Terms, there will be a section for prepayment penalty and a section for balloon payment. I don't know about Interactive Mortgages, but Loan Cabin does not have prepayment penalty or balloon payment, at least not for me.

folmerw - I'm locked with Interactive, and there is no prepayment penalty on my LE.

Anyone have a notary say that Better wants a copy of the ID at signing? I've never heard of this before. It's very unusual and suspicious.

Yes, I had to do the same with Better at closing. Also, Loan Cabin asks for this as part of the initial document package.

Just a quick data point for anyone else, got a quote from Loan Cabin. 2.5% 30 year with ~$300 in points on a ~$275k loan in CA, no cash back. Waiting on comments from them on closing costs. Credit score north of 800, LTV < 30%. Waiting on reply from them for closing costs. Loan is too small for Closing or Interactive. Current loan is 3.375%.

We're in no real hurry to pay the house off. I was looking at present value calculations, and if inflation winds up at 2.5% we're paying almost nothing to run it out the whole 30 years. Even if inflation stays at 2% it only costs a few thousand over the cost of maintaining our current payment (and paying off 12 years early).

Thoughts?

I gave them a copy of my Driver License and Voter cards but this was most likely a misrepresented requirement as the 2nd refi from better they did not need a copy but needed it at signing to verify identity and the document set specifically stated not to collect a photocopy but to verify.


In the past its been up to the Notary to collect it or not but yes it should just be a need to verify and not necessarily collect a copy at signing. Not sure if you can push or not but might run into the closing document sent not being complete and hence not fund, I'd think.
