Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Quick update on my situation with Loan Cabin, I am scheduled to close 10/19. I spoke to Bob this morning, he said today is a market holiday (Columbus Day) but I will not close on 10/19. I have to call him back on 10/19 in the afternoon for an update on when the closing date will be. No fees for extending the rate lock, also we'll discuss the float down as well the next time we chat.

Thanks for update. My closing date is 11/2/20 but I am assuming it won't be until December if that.

Their policy is that they would only float you down if rates have dropped at least 0.125% from the time you locked.

I think the way it would work in your case is that if the new pricing enabled you to get 2.625% with at least $5800 credit, then they could float you down from 2.75 to 2.625 and maintain at least the same lender credit.

Unclear whether they would include the 0.5% g-fee when assessing this. Ideally they would not include it if you are going to close before mid-November, but who knows. I suspect they would include it, because the purpose of the float down is to prevent you from jumping ship at the last minute, and nowadays everyone is already pricing in the fee.

If this is the case, then I doubt many people will be able to float down unless they locked on a really bad day. The 0.5% fee is comparable to a 0.125% rate increase, so it will be like you need rates to have dropped by 0.25% since you locked.

Hope my logic makes sense.

Hello all, I'm trying to find somewhere that's still offering fairly low rates to get a refi in before the 12/1 added fees. I read the first post and many of the recent posts but not finding any obvious options.

Currently sitting at 3% on a 15 yr fixed (after 2x refi's from Better). I applied at LC on 8/31 and still haven't heard back but I have sent numerous emails which went nowhere. I just looked at IM but I'm way under the 350k loan balance required, more like 150k remaining. Anywhere I should try putting in an application? I'm in Colorado btw. Thanks!

I have been working with Rocket mortgage to refinance, since July. We are in Tx.
Quoted and locked at 2.99 for 30 yr.
.0875 points $7,000 fees..... We just purchased new build, last november, so not a lot of equity.
$400,000 owed

It has taken them this long to process and finally last stage with payoff today.

They tell us they relocked several times during process, and will not relock rate. So, rates are up a little.
We were on it every day, they did not work on it. We have called several times and spoke to supervisor, etc. I'm shocked, our neighbor closed in 2 months.
I am unsure how to go about trying different company, I dont want to waste time or be misled again.
Any ideas or advise appreciated..

Your portal already shows a closing date that far ahead? I locked 7/19 and my loan status shows "sent to processing" 10/7/20. What were your dates for all the steps shown in LC?

This has been discussed and at best my take is that its a scare tactic that Loan Officers are using to scare you into not taking the leap to refinance. The matters to the LO as they get paid their broker commission at the 6 month mark but that's not to say that you cannot refinance before that if its a material impact to you to do so.


LenderFi is the only lender noted here that has has made people sign this but how enforceable it will be or is is open. Even they aren't including whats generally called a "claw back clause" in the recent apps that I've reviewed.


Lenders might prevent you from doing another refinance if you were do it with them and Cashout Refinances have different rules BTW to wait at least 6 months.

Click on the little bullet point check list icon on left side of screen and scroll down to see what date is listed under " What is the Contract closing date" . That is where mine shows 11/2/20.

Loan status updates in my portal shows it was sent to processing 9/16/20. I locked on 9/9/20.

As Levanthal noted that the Title Company and the Old Lender need to provide proof of successful wire transfer. It might take a few days/weeks to get the new account setup with the new Servicer. You will have to call and keep checking with the both lenders to see where your loan is and who you need to make payments (get that in writing).


I cant help you much as this isn't a common occurrence especially as soon as yours is. In my case it was scheduled to be transferred so I stayed on top of it and got it closed in time before the actual transfer as I was doing another refinance.

My loan is being transferred from TMS to Mr. Cooper effective 10/27.

I just closed last week, and my "disbursement date" per closing documents is 10/14. Payoff is going to TMS.

Anything I should be doing proactively to make sure I don't run into problems with payoff due to servicing transfer?

I'm also a little confused with dates as:
* Fannie Mae Notification of Assignment says loan sold from Better.com to Fannie Mae on 9/30 and shows servicer as Nationstar Mortgage (so Mr. Cooper)
* MERS registration already shows loan as belonging to Mr. Cooper rather than TMS, despite servicing transfer only taking place on 10/27 as per above
