Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

What is the consensus on financing any of the closing costs?

Loan Cabin sent me an estimate (finally, after a week!) and it includes about $2,600 in closing costs. I'm wondering if it makes sense to pay that at closing or roll it into the loan and pay 2.5% on it over the next 30 years.

If I am dealing with your situation; I will go for slightly higher rate and some credit than lower rate and pay closing cost or roll in loan.

Once you pay or cost added to loan; either you are paying now or increasing the loan size. If you decide to pay more interest, you are paying every month slightly extra. You can refinance shortly or pay at faster pace whenever you desire to offset marginal rate increase.

If you want that rate then, I will probably roll in loan, You may get better returns in stocks than 2.5% interest you are paying.

Of course I am not a financial expert and your situation could have more variables.

My neighbor closed with IM recently in less than 45 days. There are other datapoints on here of similar timeframes. Looks like wootwoot123 got unlucky, as it doesn't seem like IM is anywhere near as slow as LC for most people.

As an aside, the 10-year Treasury rate fell by about 0.1% since yesterday, which is a pretty big move for one day. The mortgage-backed securities market is rallying too. So today might be a good time to ask lenders for a re-quote and potentially lock a rate. I wouldn't be surprised if IM might offer their 2.375% 30-year deal again, even though it's not advertised on their website.

Count yourself lucky - I had to wait a month to get any numbers from LC (back in August/Sept).

I agree with JudiciousBuyer. It doesn't really matter that much whether you roll in the costs or pay at closing. What is more important is that you might want to avoid those costs by increasing your rate. That way, if you refi again in the next couple of years (or sell the house), you won't have wasted that money.

LC normally offers different rate options, so if you ask for a higher rate, they will offer you something with more lender credit to offset those costs.

Thanks, that's what I was thinking. Getting a higher rate with more credit. They are offering 2.625% with $3,000 credit. Think I'll go ahead with the refinance. I just bought in June at 3%. Crazy.

just went through it. finalists were owning.com, better.com and loancabin.westcoast and a few other lenders were not even contenders based on rates and costs.
owning and better have fantastic online platforms that were very intuitive and good for information. loancabin just emailed me stuff.

owning offered a good rate but better was better. caveat was both loancabin and owning offered to waive appraisal but better would not. i have better than 50% LTV. but that was surprising and when i spoke with better.com about it, he was sure he would not be able to waive the appraisal. however, he did lower points, which owning promptly matched.
from application to signing, it took 10 days!

2.5% with $2600 in costs and but whats the credit at that rate?
2.625% with $3000 in credit looks like will offset your costs and then some.


Calculate your monthly principle and interest at either rate and work the other rate as that will be your breakeven for the $3000 and my general rule of thumb is that it should be 4 years or more worth of savings as Presto said that's a good outward timeframe for you to either get another refinance opportunity or other change in conditions (selling etc).


Make sure you shop for Title to control some of those costs.

LC update.... my 60 day lock expires tomorrow 11/6. Still stuck in processing. Emailed my LO this morning to ask for update as to why I haven't moved into underwriting yet.

My suspicion is so many people are in underwriting they need to clear some out of that que first maybe?

LC has been really slow lately. They'll extend your lock at no cost, but at least makes sure you have an email from them stating that.

Here's my Loan Cabin Update

I was supposed to have a call with Bob today but he was too busy to answer it. However, I did get an email from Angie Torres (Sr. Loan Processor) asking me for updated pay stubs and bank statements which is funny because I uploaded those to the portal several weeks ago. She is also asking me to fill out a form for Fidelity Title, Consumer Explanation Letter and my Appraisal Waiver. I'll email her back tomorrow morning when I'm back in the office. I am going on day 76 since locking. It does feel like I am getting close though, I plan on calling Bob again tomorrow morning to discuss the email.

My mortgage payment is still being paid to my current lender this month, I'll have to pay off my property tax bill this month too. Good news is I have $1,200 in leftover lender credit I can apply to my principal.

Loan depot timeline:
Applied/locked on 9/23, conditional underwriting approval on 9/28, final approval today 11/5, and closing set for Saturday (11/7)
