Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

How long has it been since you applied?

Try sending an email to both addresses below with the details of when you applied and that you are still waiting for a loan estimate. Remember try to be cordial in your email as even if you have a right to be angry, it helps to be nice when communicating with them. My loan is still stuck in underwriting since 9/4 (technically 43 business days. LC did say the average loan would be stuck in underwriting for 45 days)..

Check what LC has estimated your payoff amount to be. My guess is that your loan amount might not cover the estimated payoff to your existing lender. Even though your net positive between closing cost & lender credit, if you are taking a loan amount for 100K, but your payoff is 102K, even if you are net positive 1K from lender credit, you will still need to bring 1K to closing.

In addition, prepaid interest is based on an arbitrary closing date. That will change once your actual closing date is set.

If you are willing to show your Loan Estimate we can take a look and give a better analysis.

Don't know about the HELOC.

You might want to give Interactive Mortgage a call. In the past they've offered 15-year loans at 1.99%, and even though they are currently advertising 2.25% on their site, someone posted recently that they got 1.99%.

Been informed by LC that Underwriting to Close is about 60 days. I never thought it would take over 100 days since lock to close, unbelievable.

Is Loan Depot a crappy company? I filled out the application. I would get a phone and agent would tell me to wait as he/she tries find a LO and then said sorry they cannot find one and would like to call me back. This happened 5 freaking times.

So far I have 2.5% 30 yr fixed from Better (no points, no credits). 60% LTV
Loan Cabin website shows a rate of 2.25% for me (but it is not available)

Good afternoon everyone,

I have another Loan Cabin update. I have emailed all of my new documents to the Senior Processor, I am officially out of underwriting (no change in portal status yet). I spoke to Bob this afternoon, he will look into floating me down at no cost, will have an update for me next Tuesday at 1pm pacific time when we chat again, he should also have my official closing date. It seems like I am very close to closing now...

I'll be paying my November mortgage to current lender next week via auto draft and I'll most likely pay my property taxes next week as well to avoid any issues with the title company...

just called and was offered 1.99% APR. I'm going to submit an app today and hopefully close within 45 days.

Great! For people looking for 30-year mortgages, I wouldn't be surprised if they are at 2.375%.

That said, MBS declined today, reversing some of the pricing improvements from the past couple of days.

Was this just today you were told? I'm not even in underwriting yet...still waiting. 60 day lock expires today. So if I get into underwriting say Monday...I am looking at another 60 days in underwriting?
