Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Yes I got that quote with LE today. Also, they do not charge any lender fees. No junk fees at all. Email them and get a quote from them but the rates on their website are accurate.

Guys quick update on Caliber as the "Locked" disclosures do not reflect the Credit promised and on the Loan Estimate for me and 2 others. That said I am taking down their information from the site unless they have a good explanation or correction to them in a timely manner.


My guess is that the pricing "exemption" she quoted is not getting applied to loans but regardless thats not a good look so far.

I called them yesterday and was trying to work out a deal and the rep email me back with 3% rate but didn't give me any details as far as what closing costs would be, if it was $0, if it included lender credits, etc. They also said they can't tell me rates without a credit check that it is against the consumer protection bureau rules.

I spoke again today and he said the 3% rate is not a $0 closing cost loan. I told him we don't need to proceed talking since if that is the best they can offer I am out. He said he understood and we parted ways lol.

So yeah, cross them out!

I talked to someone at Caliber seeing if what they could beat a 2.75% with no lender fees. I was hoping for some kind of big credit. They told me I should take that 2.75% and close with the other lender. I looked up another rep with Caliber and reached out to them. Same thing told me they could not come close to the costs for that rate.

FICO over 800, $250k loan at 79% LTV, 30 year

Good to know so I won't waste time pestering them for a response. I'll lock LC today and just be done with shopping around.

If you are having problems with Watermark getting back to you after you submit a request for an estimate try a different rep with that company. It seems that when you do a quote on the main website they pick someone from their group and you don't know how overworked they are. In fact I suggest you do this method below without even doing a request on their website.

What I did was go to https://www.nmlsconsumeraccess.or...=watermark and click on random names. You can see what state they are licensed in. You can then just do a quick google search for their name and it will bring you to the WaterMark website.

You can email one or email a couple. Do not use the webform use their actual email. See who responds quickly and is willing to work with the rate for you. Then if you like them you can apply for Watermark via their link and your case will be assigned to them.

I know this method worked well at Watermark but it should also work for places like Loan Cabin. Here is their link https://www.nmlsconsumeraccess.or...an%20cabin Doing a google search for the name will not get them their direct email address most times with LC but you can at least find them on Zillow or something and send them a message.


Their is also a filter at the top to filter by "Any Regulator" which you can pick your state.

Just got a initial disclosure from LoanCabin, now I see a $250 attorney fee in B of the LE and Samantha is telling me that all TX files will incur that fee.

The original so called draft LE didn't have this. Anyone confirm this?
