Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Question for the folks who have gone through refinancing. When you got your Final Loan Estimate did the lender ask for 10 months of home owners insurance and 4 months of property tax? I thought that was kind of excessive for home owners insurance, considering that total escrow amount is higher than my yearly insurance.

Okay Guys I have this to deal with:
Caliber; who I posted earlier came back and said sorry but they are completely backedup and that while they get the "Exemption" pricing approved by their VP which has a long queue thanks to the SD effect but that I'll get the quoted numbers. Their system automatically sends Docs over every 3 days to keep things moving.


My options:
1) Close with Better.com Next week and Blow Caliber off.
2) Close with Better.com Next week and Refinance with Caliber in Sept again as the loan will be funded but i wouldn't have made a payment so the payoff statement etc will be hard to get........No sure if I'll get the Amex credit?

3) Close with Caliber as their credit upfront is better than Better.com after Amex as well.

I agree and if by the time I close with better and I dont have Final Disclosures its a no brainier Smilie. Despite all the refinances I've never refinanced without getting the first payment due and actually paying lol.



Is this Doable? Hypothetically close next week, 3 days later it should fund. First payment wont be until Sept I believe but wonder if I can continue with 2nd loan and close 1st week of Sept on second loan?


Not sure what I tell the 2nd lender? Loan estimates and Loan Payoffs will be hell to retrieve from Better.com for sure. Title work lol.

Did you accept escrow as part of your deal? I never escrow. That said, you should be able to push back and ask if they can reduce the amount required. If you didn't choose to escrow insurance and prop tax, you can ask them to remove. Ask them what they need (for example evidence of your last payment, etc.)

What type of rates are people getting with cash out refinances? Our current rate is 4.25, credit is 770, good debt to income ratio. With the cash we want we will still be under 70%. Located in pa.

I have received rates between 4% and 4.2....

I am doing this as we speak.... first payment due 08/01... however, new refi is in progress...supposed to close by 7th/8th of Aug.... We will see, I guess. I should have sat a bit and delayed finishing all the paperwork for the new in-progress refi, to make sure I got at least the first payment in... Frown

Anyone successful in finding a good company / agent from this post's list that does refinancing in Florida? The rates I'm getting from traditional mortgage brokers are above 3%.

Filled out App at a few of the lenders listed on here for NY home. Better wasn't competitive , Caliber hasn't responded, couple others don't service NY. Loan Depot's initial LE wasn't that great but they were responsive. Sent them a LE I received from a local broker and they were able to beat the rate as well as closing costs by $2k. Rate of 2.75 for 30yr loan. Overall pretty happy with the process so far with them.8.0.3
