Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I disagree.
Most lenders will give the same rates discussed here for cashout as well with slightly higher point/lower lender fee. For example on 15 year you should be able to get 2.375 with 0 points (pay only closing costs) and 30 year you should be able to get 2.625 with 0 points (pay only closing costs) if you have 760+ credit, LTV of 70+, shop around and have a loan amount of 300K+.
Usually it is only 0.25 more in fee for a cashout..if you go to loancabin.com you can get an instant quote with and without cashout without entering any details.

Looking for feedback on how I calculate Breakeven when shopping for the intial rate and then the other higher rates to consider the breakeven of the money upfront. Yes, you can throw in all kinds of calculations on top to make your "upfront" money work but thats not what I am looking at for more people.


My rule has been -4+ years of Breakeven and I consider it and do the refi's as I am working with a 4+ year timeframe to refinance again.

Take a look at the attached Excel and let me know.

Loan Cabin was able to get me a 2.75% (2.768% APR) loan + $350 credits on a condo (generally worse rates than a single family home). Appraisal was waived.

Anyone have any recommendations for title company in Ohio? C. is $2108, which I feel I could get lower.

Received an offer from WM on a $510K refinance (62% LTV).15yrs 2.25% and $3K lender credit which covers most of the A+B+C.. unfortunately Loan Cabin, Better, and many other lenders on the list don't seem to service in MA. Would this be as good as it gets, or should I shop around more?

That's not a bad rate. MA it is harder to shop around with these discount lenders.

Does anyone know how long you have to make a decision after they pull your credit? I did several apps on Friday but rates ticked up a little today so I didn't lock anything.

I don't know if there's a deadline but waiting through this week and even into next is reasonable. That's what I'm doing. Just keep in touch with your lender.
