Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Your question - it depends on the lender. Some lenders will close your application w/o any response within 2 days (as Loan Cabin did to someone in the thread according to shahhere). Others will keep reaching out to you for weeks.

Here is Better final Offer (15 Yr Term, around 170K left on mortgage)

WM A+B+C = $ 2621, Rate =2.25%, offered $1500 lender credit
Better A+B+C = $3223 Rate was high 2.5% so they matched with WM 2.25, no lender credit but $2500 Amex Credit

What do you guys think ? Is it a good deal ? or should i wait ?

Guess it depends. Its about a $700 difference between lenders. Biggest question I don't think we have the answer for yet is the $2,500 taxable? I don't think it would be but that is a possibility.

wait it's closer than $700 unless my math is off.

WM 2621-1500 = 1121 out of pocket (excluding escrows/prepaid interest/recording fee/etc)
Better 3223-2500 = 723 out of pocket (etc..)

Difference is only $398.

I don't know about the Amex $2500 but I'd much rather trust the lender credit with WM then waiting on and possibly not getting the $2500 from Amex.

That is just me though. I know most people on the thread will wait for Amex $2500 credit. I really hope everyone gets it and are not disappointed later.

Correct $400. I miskeyed it. I would do the same. Too many unknowns with the Amex deal. Great possibility you get it but nothing in life is a guarantee.

Granted this will be the largest cashback I've gotten from amex but they have been solid on every other deal. These "you may not get it" arguments sounds like those about mail in rebates....

SlickTex - if it actually showed up in your Amex Offers, I would not be worried. I also agree, I've never had issues with Amex Offer. The way you replied, I assumed that is the case and I would also wait for Amex $2500 rebate. The only thing that annoys me is that on my Amex card (Blue Cash), I can not get that reward as a check, only statement credit or gift card.

However I think many people just asked Better to get them into that promotion as it did not show up in their Amex Offers. In this case, I would not trust that I would get the money back.

It looks good to me. If I wanted to nitpick, these are my only observations:

1) For the lowest rate, add in Recording Fee as cost (since that is fixed).
2) For every rate, calculate the difference in prepaid interest. In the lowest rate, it would be different in prepaid interest vs interest paid on current loan.

Escrows doesn't matter.

I haven't been able to get across lenders, mostly due to Covid+high volume. Best offers I got were 2.875 + $550 in credit for 30years 430K, I'm in PA

Maybe I'm late to the party, anyone recently closed on 30 year, if you can post your numbers, appreciate it.
